THIS TUSCAN FARMHOUSE WITH SWIMMING POOL IS A RURAL PARADISE IN THE HEART OF ITALY

This marvellous farmhouse at a short distance from the renowned town of Arezzo covers a total area of about 230,000 square metres, while the net covered area is 980 square metres.
The immense and wonderful land benefits from approximately 3 hectares of olive grove and 300 olive trees for an annual production of 9 quintals of olives. Also present are about 3 hectares of chestnut grove in production and 0.5 hectares of vegetable garden and orchard. There are two independent wells on the land for drinking water and irrigation.
The structure houses nine rooms with private bathroom and shower (two with fireplace) and four flats (two with fireplace) with kitchen/kitchenette for a total of more than 30 beds. All the rooms and flats are furnished with period furniture.
In the same building on the ground floor there are also two rooms used as a restaurant for a total of 50 seats, reception and fully-equipped bar, an adjoining fully-equipped and furnished restaurant kitchen, a large living room with a fireplace now used as an art studio, a bathroom with shower, various accessory rooms and storerooms.
The home of the lucky owner is also located in the main building and extends over two floors. On the first floor you will find a living area with an office entrance, a large living room with fireplace, a kitchen, and a laundry room with shower. On the upper floor there are three bedrooms and two attic bathrooms. The house is connected to the restaurant area by an internal staircase.
There is an independent spa facility with bathroom and changing rooms comprising: Finnish sauna, large custom-made Eps hydromassage tub with wall-mounted waterfall, saltwater electrolysis water treatment system, custom-made Eps steam bath with aromatherapy system, emotional shower with aromatherapy and chromotherapy, fully glazed relaxation area and tea corner. On the upper floor there is a room with a chromotherapy system with a small area for massages and a bed with heated Himalayan salt, an external technical compartment for a whirlpool bath with equipment and a compensation tub.
There is a further independent structure of about 40 square metres near the swimming pool available to guests for relaxation, reading, board games.
The outdoor area is wonderfully surrounded by a pine forest with tables, benches, wooden gazebos and children's play area. You will have at your disposal a seductive 16x8mt infinity pool equipped with deckchairs and parasols. The pool is equipped with an automatic salt chlorination system, filtration system and automatic pH (acidification) control. The pool is heated by district heating with a solar thermal system and a wood boiler. There is a technical room with plant and compensation tank, robot for automatic cleaning, independent thermal room with external wood storage shed.
