Description
In the heart of the Chianti Classico, not far from Castellina, this 158.5 ha estate hosts numerous buildings (approximately 4,500 m2) including a manor house, a winemaking cellar and some stone farmhouses currently used as accommodation. The vineyard (19.4 ha) allows the production of up to 110,000 bottles of Chianti Classico DOCG wine per year while the olive grove (21.2 ha) guarantees a production of approximately 5,000 kg of oil.
GEOGRAPHIC POSITION
In a panoramic position on the Chianti Hills, between Siena and Florence, 158.5 hectare estate with historic villa, Chianti Classico DOCG vineyard, olive grove and farmhouse.
The estate is easily accessible via the municipal road network and is located practically in the center of Tuscany, a quality that it further increases its attractiveness as a hospitality activity as it allows you to move with extreme ease throughout Tuscany: Castellina in Chianti (7km; 10'), Poggibonsi (13km; 20'), Colle di Val d'Elsa with its famous crystals (22km; 30'), the fortified villages of Monteriggioni (23km; 30') and San Gimignano (26km; 40'), Siena (34km; 40'), the Etruscan center of Volterra (49km; 1h), the inimitable Florence (52km; 1h), Montalcino with its exceptional Brunello DOCG (71km; 1h 25'), the papal Pienza (101km; 1h 35'), Pisa with the unmistakable leaning tower (102km; 1h 45') and Lucca with its mighty walls still intact (122km; 1h 40').

DESCRIPTION OF THE BUILDINGS
Villa Iolanda (935 m2, 8 bedrooms and 8 bathrooms) is in Vanvitellian style and dates back to the eighteenth century. The renovation dates back to the two-year period 2003 - 2004. The building includes three reception rooms, one of which has an independent entrance, two dining rooms, a kitchen, a study, eight double bedrooms (each furnished according to a specific style) served by as many bathrooms. Outside, the villa is surrounded by a large garden in which there is also a 16 x 8 m panoramic swimming pool. The manor complex is completed by a warehouse, a tavern with a bread oven and a consecrated chapel ideal for celebrating weddings in a unique atmosphere.
Naccolino (837 m2, 12 bedrooms and 12 bathrooms) is a fourteenth-century stone building made up of five apartments. The structure can accommodate a maximum of twenty-five people and all apartments have an independent entrance. Outside, a 12 x 3 m swimming pool is reserved for guests of the structure.

- Apartment N°6 (1 bedroom and 2 bathrooms): living room, kitchen, double bedroom and two bathrooms;
- Apartment N°7 (1 bedroom and 1 bathroom): double bedroom and bathroom.
Casa al Bosco (258 m2, 7 bedrooms and 6 bathrooms) is a fourteenth-century stone building made up of four apartments that can accommodate a total of up to fourteen people. The farmhouse is located in the middle of the woods, in an extremely quiet and private place.

- Apartment N°9 (1 bedroom and 1 bathroom): living room, kitchen, double bedroom and bathroom;
- Apartment N°10 (1 bedroom and 1 bathroom): living room, kitchen, double bedroom and bathroom;
- Apartment N°11 (2 bedrooms and 2 bathrooms ): living room, kitchen, two double bedrooms and two bathrooms.
The Naccolone hamlet (1,692 m2) constitutes the heart of the estate and appears as a cluster of buildings (all dating back to the 14th century) arranged around a small square with a fountain. In these buildings we find the representative office, the rooms for the direct sale of products, the cellar (671 m2) and the oil mill (162 m2) for the processing of grapes and olives (pressing, bottling...). Other rooms are available to the company's staff.
We then find the Podere Gaversa dating back to the fourteenth century (356 m², 4 bedrooms and 2 bathrooms) not yet completely renovated but divided into two apartments, one of which with a collapsed roof.
- Apartment N°12 (2 bedrooms and 1 bathroom): living room, kitchen, two double bedrooms and bathroom. On the lower floor there are three cellars.
- Apartment N°13 (2 bedrooms and 1 bathroom): living room, kitchen, hallway, two bedrooms and bathroom. On the lower floor we find other rooms to renovate.
The Capraie building (353 m2) houses large warehouses and a garage.
STATE AND FINISHES
The buildings of the property, with the exception of the main villa, are all classic Tuscan farmhouses with facades in exposed stone and masonry elements. Inside, all the typical characteristics of country buildings have been preserved and we therefore find terracotta floors, wooden beams and stone fireplaces.
The villa is instead a splendid eighteenth-century building with original finishes which include staircases with decorated balustrades and large large windows that let in a lot of light.
EXTERIORS
The company covers a total area of 158.5 hectares. The company's cornerstones are the Chianti Classico DOCG vineyard (19.4 ha) and the olive grove (21.2 ha). The remaining surface area is distributed between orchards (0.3 ha evenly distributed between cherry, pear, peach and apple trees), mixed bushland (105 ha), arable and uncultivated land (12.6 ha).
The buildings are surrounded by exclusive gardens and relevant uncovered areas for a total of approximately 13,700 m2.

USE AND POTENTIAL USES
The property is currently in operation both as a farm and as an agritourism. From an agricultural point of view, the property is supported by the production of Chianti Classico DOCG wine and extra virgin olive oil. From an agritourism point of view, however, the property has three buildings with numerous rooms to rent to guests.
