The undersigned Aldo Paludi, part of the P.E.B. Gestioni Immobiliari s.r.l. based in Rome, on behalf of the SOC. RELAIS PARADISO Limited Liability Company, draft this Illustrative Technical Report of the properties of the Relais Paradiso located in the Municipality of Gualdo Cattaneo (PG), in Loc. Torri.
The Agricultural company Relais Paradiso Company, owns arable land, an olive grove, forest and a vineyard in the Municipality of Gualdo Cattaneo (PG) as detailed below, and a building complex that houses the farm that is in part dedicated to a farm-stay (agritourism) type of accommodation with services.
CLASSIFICATION
The main building complex of the entire property is located in Via dei Castelli n. 5, Loc. Torri, Municipality of Gualdo Cattaneo (PG), on the road that connects the two historical centers of medieval origin with the characteristic castles of Torri and Barattano, as highlighted in the aerial photograph below.
The area is characterized by the typical landscape of the Umbrian hills countryside with small urban settlements and widespread scattered constructions, heritage of the sharecropping land setting.
The complex position, even if it is seclusive, is strategically placed in reference to some important historical-architectural centres of central Umbria, such as Todi, Spoleto and the Valle Umbra (Foligno, Montefalco, Bevagna).
There is also an immediate connection with Rome and Perugia through the E45 highway.
THE BUILDINGS
The building complex in question is identified in the land registry at Sheet No. 77, Part.lle n ° 61, 63, 748 of the land registry of buildings of the Municipality of Gualdo Cattaneo and falls in the area "Aa", Areas including assets of historical and architectural interest scattered in the territory, of the current General Town Plan of the same Municipality.
The complex that houses the farm, the agritourism and the wellness center for the guests hosted in the facility, have been built in later stages but all prior to 1967.
The facility is made of the main building that was the original manor house, of a farmhouse in front of it and a shed with agricultural purposes, of some old farm buildings and a barns now restored and converted into facilities connected to the agritourism activity, such as a thermal control unit , a pantry, a wellness center and a gym.
The agritourism activity is licensed under a specific authorization issued by the Comunità Montana referring to the particles n ° 61 sub 1 and 2, n ° 62 sub 1 and 2, n ° 743 sub 2 and 3 of sheet 77, on 28/04/2014, prot. No. 4438. In order to carry out this activity, tax and social security contributions related to the agricultural system has been obtained.

The main building, of greater architectural quality, was built in the early years of the '900, and although altered over time, it maintains its original appearance as a country manor house.
This building is located on the north-east side, specifically towards the municipal road to Torri- Barattano and presents an almost square regular layout, arranged on n ° 4 levels above ground, internally connected by a large central staircase.
The structure of this building is made up of stone bearing walls, with wooden floors consolidated with a specific procedure of extraordinary maintenance in 2010. The facades are made of stone, with the exception of the front facade that is plastered.
The renovation procedures aimed to maintain the external architectural appearance of the buildings almost unchanged while enhancing the distinctive characteristics of the interiors, making them compatible with the needs of the new use.
The other building is attached to the main building, on the South-East side, and it was previously dedicated to an olive oil mill, it is divided on two levels and with a rectangular layout that develops essentially along the South-East direction of the building.
The SPA, with some services connected to it, has been placed inside this building, and is connected to the main building through some rooms on the ground floor and through a terrace above.
The facility in the building currently used as a wellness center, is built in masonry bricks mixed with stone in the lower part, and in bricks in the upper part, with a wooden plank roof.
This wellness center, at guests’ use, has a sauna, a solarium, a mini indoor pool, a jacuzzi and a turkish bath on the ground floor, while on the first floor there are 6 massage rooms and a small doctor's office.
Furthermore, also internally connected to the wellness center ground floor, there is another building that has recently undergone a demolition and a reconstruction. Initially it was a awning used as a tool shed and barn; the new facility currently houses a gym and a relaxation room, all part of the wellness center.
All the window fixtures are in lacquered wood with shutters on the upper floors of the building, with merchant style doors on the ground floor of the building and with shutters in the wellness center.
The accommodation consists of a living area located on the ground floor of the Palazzetto, intended for catering services, such as kitchen and dining rooms, parking, TV room and and reading room, as well as toilets.
