Description of the Property:
The Natural Reserve Park (RPPN – Reserva Particular do Patrimônio Natural) “Ninho do Corvo” is localized at a central region of the state of Paraná, near Prudentópolis.
There are in total 25 hectares with 8 waterfalls, and 2 small canyons.
Some of the waterfalls are open to public visitation and others can only be visited by scheduled and guided tours. The site was acquired in 2002 with the intention of its owners to transform the area, which was used for the cultivation of beans and corn for the most part, into a small eco-tourism enterprise, which works respecting the environment and the community in general and seeks to value the local workforce and pass on the values of conservationism and responsible ecotourism. It is the first RPPN in its municipality, and one of the few in Brazil to focus on being a small tourist enterprise that develops its activities in order to seek greater sustainability.
Characteristics of the Infrastructure:
Main private home with about 100 sqm containing 3 bedrooms, 2 bathrooms, living room with fireplace, kitchen, balcony with barbecue grill. The home is mainly constructed in masonry, with brices.
Furthermore there is an equipment shack with 2 rooms, also in masonry and stone, with in total around 25 m²
Then there is a Guest Apartment consisting of 2 bedrooms and 1 bathroom, also with about 25 m²
Furthermore, there is a social area/restaurant, composed of a larger hall with 80 m², for up to 40 people.
The whole place is in rustic style, there are also barbecue areas and an additional kitchen.
Then you can find a Reception, built from recycled wood with 25 m², and finally two bathrooms for visitors with shower and with 8 m² each.
Infrastructure for Touristic Activities and Adventures:
These structures were built according to safety criteria and are being inspected on a regular basis.
– Zipline with 170 meters built in wood, masonry and steel cables
– Rappel with 80 metersbuilt in wood, masonry, üerforated iron plates and steel cable
– Corvola with 140 meters built with steel cables
Business Potential: The project was set up with the objective of receiving groups for diverse activities, which represents the main source of income generated by the area. There are currently about 2,000 visitors / year with an average revenue of around R$ 180,000.00, with a high profit margin. The place has the potential to triple this revenue, since it has a pent-up demand for hosting and better advertising and marketing can greatly increase the number of visitors and revenue.
