Description

This 36-hectare agricultural land is composed of:

- Around 10 hectares of vineyards, of which half is on a gentle slope from the road, planted in 2023 with the Aragonês and Toliga França grape varieties; and the other half on a steeper slope, planted in 2018 with the Syra and Alicante grape varieties.
- A dam created in 2017, about 6 meters deep and with a capacity of around 25,000 m3, with a pumping station.
- Around 17 hectares of pastureland with oak trees, along the entire vineyard, divided into 3 enclosures - called “Montado” in the plan. The lower part, where the dam is located, is steeper and the trees are less dense.
- Around 9 hectares of fields to the right of the local road that crosses the property, currently used for sowing cattle feed and divided into 2 plots, designated by the letters TD and FD on the plan. This part is relatively flat, with few trees, and is higher than the rest of the property.
- The cattle facilities are located in the center of the property.

The vineyard has an 8-sector drip irrigation system.
The property has its own electricity transformation station, as well as a borehole.
There is currently a herd consisting of one bull, around ten Limousin cows and their offspring.
The property has been declared a private hunting reserve.

The investments already made on the property amount to around 300,000 euros: electricity transformer station, enclosure, dam, borehole, pumps, irrigation system, vineyard, etc.
In addition to the property, you can buy shares in the Redondo winery, where the grapes are delivered, for 25,000 euros.
It is also possible to buy the equipment used to operate the vineyard.

According to the Municipal Master Plan, the light green and dark green areas on the zoning map are classified as “Silvopastoral Type I and Type II” and the property is not included in the National Agricultural and Ecological Reserve. The PDM states that the owner farmer can build his house in the Type I zone and that tourism projects are allowed in the Type I and Type II zones. This information is public and does not constitute a commitment on the part of the authorities. All projects must be submitted to the town hall architect to validate their viability.

Access to the property is via a well-maintained dirt track, just under 2 km from the village, which crosses the property from west to east and offers 360º views. The village is located between Alandroal and Reguengos de Monsaraz, close to the Alqueva dam, which borders Spain.
