Description
Detached, lots of space, bluntly modern and straightforwardly inviting. Perfect home on three floors for a family that feels most comfortable being "together" and "in the middle of things". The house was built in 2022 on a 941 m² plot. It has 329 m² of living space, nine rooms, four bathrooms and an underground car park with seven parking spaces. Overnight guests, grandparents or au pairs are sure to be blown away and (certainly not quickly) away from the separate granny flat. This house is a great place to rave about. What we are particularly impressed by: New lines of sight keep surprising us with fantastic views of the Alpine foothills. You look out into the greenery, onto meadows and admire all the elevations that are well-known in the region - Riederstein, Wallberg, Leonhardstein, ... Nobody is putting up plaster here. There isn't any either. Exposed concrete, whitewashed fir, steel and glass characterize the interior, which is as straightforward as it is inviting. Even deliberate understatement and reduced design language do not prevent you from feeling completely comfortable. The ambience appears robust and elegant at the same time, it is modern and at the same time homely. The design-savvy owner and the architect Andreas Erlacher have achieved this feat. They designed the house together - with plenty of space and many rooms. Does this make it confusing? No, it remains clear. For example, through the flush-mounted fronts and flush-designed doors. The handles alone tell you: This is where you go! The kitchen and dining area are one and the same and lead into the living area. Floor-to-ceiling glass sliding doors bring the outside inside. The open fireplace creates ambience, the underfloor heating ensures pleasant temperatures. Even if you don't notice it at first - there is an elevator from the underground car park in the basement up to the upper floor. There, children have three rooms and their own bathroom. On the same floor, everything parents want has been set up, i.e. a dressing room, home office, the master bathroom with shower, steam bath and sauna. From there, it is just a step to the relaxation area on the balcony, mountain panorama included. At the very bottom is the underground car park, there is the utility room, wine cellar and an additional large room with bathroom. We have already mentioned the separate apartment (own entrance, 50 m², terrace). A 3m x 8m pool could be built in the garden. Not bad, right?
