This charming country house stands surrounded by most the beautiful nature and rolling yet it is hills only 2 km away from the village center of Perinaldo. Thanks to its south-westerly orientation it enjoys plenty of sunshine all year round and stunning views over the idyllic landscape with the Mediterranean Sea glittering on the horizon. A well-constructed private road (of which 100 m are dirt track) connects the house with Perinaldo’s center. This charming medieval village with its long tradition of olive tree cultivation is ideal for those looking for a peaceful location as well as the more physically active traveller. The leisure activities range from hiking and mountain biking to tennis/padel, riding or playing a round of golf. The Riviera of flowers already adored by the English upper classes and European aristocracy as early as 1900, is only a 30 minute car journey away and the nearest coastal town Vallecrosia is 15 km down the road. The nearest international airport Nice (France) connecting with all major European cities, North America and Dubai can be reached along the motorway in one hour. There are marinas in all neighbouring coastal towns and the Cote d’Azur with Menton and Monaco is literally just around the corner.
Perinaldo is a lively village with a good infrastructure. There are several shops covering the daily needs and a selection of cafés and restaurants. In the summer Perinaldo plays host to the international music festival.
The country house offers 112 m2 living space split over two floor levels as well as a 57 m2 cellar still to be finalised. The cellar would be perfectly suited as wine cellar, wellness area or storage room. On the first floor are the spacious living area with open plan kitchen and wood fired stove, one bedroom with shower room and a small storage room. From the living room French windows open out on the 7 m2 loggia with views over the garden.
Located on the ground floor are two bedrooms, one shower room and a utility/house technique room. A third room currently still under construction could be turned into a third bedroom. All bedrooms have French windows opening out into the garden.
The surrounding 3,270 m2 garden is fully fenced in and was cultivated some 200 years ago by the monks of Perinaldo and some of the natural stone walls of that time have survived to this date. This fertile land laid out in wide terraces is planted with olive trees, a fruit orchard, vineyards and blossoming Mediterranean shrubs. A 40,000 litre cistern captures the water used for watering the garden.
Standing on the grounds is a 17 m2 rustico or stone house; the upper level room has been converted and the lower part serves as a shed.
The country house is of solid quality and was newly built between the years 2011 and 2014; the technical amenities include underfloor heating (gas tank), in situ connections for solar panels, insulated windows and shutters.
