Description
In the upper part of Anghiari, at the borders of the historic center, palazzo to be restored with garden. The property, roughly 1,800 sqm in total, is made up of two wings connected by a corridor: the manorial wind, facing Corso Matteotti, is in excellent condition and split into two apartments; the old stables on the contrary are in need of renovation to be fully usable. Excellent opportunity for a residential and/or commercial development.
Anghiari offers all the necessary services (banks, post offices, supermarkets) but many centers of Tuscany and Umbria are easily reached (Sansepolcro, Città di Castello, Arezzo, Cortona, Perugia, Florence, Siena…).
The closest airport is the one in Perugia (73km; 50’) but the terminals in Florence, Pisa, Bologna and Rome are equally convenient.
DESCRIPTION OF THE BUILDINGS
The palazzo (1,340 sqm – 14,418 sqft) is made up of two wings connected by an L-shaped corridor. On the rear of the building there are two gardens (different in size and laid on different levels) for a total surface of approximately 1,390 sqm.
The old stables are laid over two floors. The lower level currently houses a garage and an ample room used until a few years back as a grocery shop. This room needs a total renovation and with the occasion one could also rework this space into multiple rooms, creating a new habitable residence in the complex.
On the upper level there are several bedrooms with bathroom, connected through a corridor. In the past there was this idea to start an accommodation business, given the many tourists visiting Anghiari every year. Unused by several years, this portion of the building needs to be restored as well but still preserves all the original features.
Through the L-shaped corridor one gets to the second floor of the manorial wing, laid over four floors. This wing faces Corso Matteotti (locally known as la ritta or la croce) and features on this very road a beautiful manorial entry with a typical staircase. On the ground floor (Corso Matteotti side) there are a few storages and the boiler room. On the first floor there is a 3-bedroom apartment with an exit onto the exclusive lower garden.
On the second floor (at the same level of the main garden) there is another apartments with an exit on the rear to the garden. The back door goes through a beautiful veranda with three arches.
On the upper floor, partially habitable, there are a few lofts that are currently used as wardrobes and laundry room.
STATE AND FINISHES
The building is structurally in excellent condition but needs a thorough restoration and update, especially in the old stables. Luckily, in the past it was decided to always preserve the original features (wooden beams, marble and terracotta floors, old fireplaces, pietra serena frames…) which are then still present and usable for renovation.
EXTERIORS
The property, other than the manorial access from Corso Matteotti, is accessed via a vehicle-accessible entry over the garden on the rear (1,300 sqm). A part of the park could be used as a convenient parking area for cars. The green areas need maintenance and cleaning.
In the corner of the park there is a stone wall splitting the upper garden (bigger and with direct access from the road) and the lower garden (90 sqm), accessible from the first floor of the apartment on the first floor of the manorial wing of the complex.
