Description
This boutique organic wine farm is located in the hills of Marche, between the Sibillini Mountains and the sea. The farm's production focuses on white and red wines (about 18,000 bottles at present, but with potential for 20,000 in full production) and extra-virgin olive oil (roughly 400 kg, constantly increasing), and everything is run strictly organically. In addition to the winery/olive mill, the property includes a small farmhouse (115 sqm, 3 bedrooms) currently inhabited by the owners.
Services are all available in the nearby village (3km; 5'), and many of the best-known centers of Marche, Umbria and Emilia-Romagna can be reached in less than two hours by car (Fermo, Civitanova Marche, San Benedetto del Tronto, Antona, Assisi, Perugia, Urbino, Rimini, Riccione...).
DESCRIPTION OF THE BUILDINGS
Heart of the farm is the building that houses the winery and oil mill (150 sqm – 1,614 sqft, 1 bathroom), located a few meters from the farmhouse. The building is laid over two staggered floors accessible directly from the outside through two loggias (105 sqm – 1,130 sqft in total). On the upper floor is the winemaking cellar with a shop/tasting room, guest bathroom and refrigerating room. From the tasting area one then exits onto a small terrace (12 sqm – 129 sqft) overlooking the property’s vineyards. On the lower level, crossing a large loggia, is the private oil mill and a room for storing finished products. The agricultural building is fed by a 280V power line with a power output of 15 kW.
The farmhouse (115 sqm – 1,237 sqft, 3 bedrooms and 2 bathrooms), on the other hand, is the result of the reconstruction of an old country house and is laid over two floors: on the lower level there is the living area of the farmhouse consisting of a large living room with fireplace, kitchen with exit to the loggia and a bathroom; going upstairs through the internal staircase, instead, one reaches the sleeping area of the house consisting of three bedrooms and a bathroom. The building is in excellent shape, with bright rooms and simple but pleasant finishes that make the house very cozy. The house is fed by a standard 220V power line with a power output 3,5 kW.
EXTERIORS
The farm covers a total area of about 7.0 hectares (17.3 acres) laid on the hills of the Marche region. Agricultural production can count on vineyard (2.5 ha) and olive grove (1.5 ha), while the remaining areas of the farm are devoted to meadows (2.2 ha) and mixed forest (0.8 ha).
The farm is managed entirely with certified organic methods, and in addition to the typical agricultural production (oil and wine), the company is also involved in the production of cosmetics made strictly with organic zero-food-miles raw products (production and certification is currently carried out by a third party). This activity currently constitutes about 10% of the company's income, but with ad hoc investments in marketing much more could be done.
DETAILS ON WINE PRODUCTION
The company was started from scratch in 2012 and sold its first bottles of wine in 2017 (first production of about 5,700 bottles). In 2021 production reached 18,000 bottles, and by 2024 the entire vineyard is expected to enter full production with a projection of about 20,000 bottles per year). The Guyot training method was chosen so as to make the most out of the breeze that blows from the Sibillini Mountains toward the sea.

DETAILS ON OIL PRODUCTION
For the olive grove, some of the trees (56) date back many years (between 30 and 100 years), while the most recent planting (made by the current owners, 270 trees) is from 2014 and is coming into production in 2022, with full development expected in about ten years. Yearly production ranges around 1,500 kg of olives for the old trees (300 kg of oil) and approximately 700 kg for the new trees (100 kg of oil).

USE AND POTENTIAL USES
The company has been in operation since 2012 (when the trademark was also registered in the EU) and is currently still growing, as crops are not in full production yet. For the vineyards, the first harvest was in 2017 and full production is expected by 2024. The olive trees planted in 2014 will come into production between 2022 and 2023, with gradual increase in production in the following years (maximum productivity should be reached in about ten years). As for marketing, investment could also be made in promoting the company, especially in cosmetics, so as to further increase the company's income. In addition, speaking of development, a swimming pool could be built in the property's garden and the farmhouse could be used as a small accommodation business.
