DESCRIPTION OF THE VILLA
The villa (465 sqm – 3,002 sqft, 6 bedrooms and 6 bathrooms) is the typical manorial house, partially plastered with the original stone tower in the corner, dating back to the 13th century. From the garden one enters the house in a passage room where is a staircase leading to the upper floor. Going further, one enters the spacious living room split into three different areas. From the reading corner a staircase goes down into the cellar, also connected to the entrance room. Again from the entry, on the right, one can enter the kitchen and the bright dining room overlooking the garden. At the opposite end of the house are the laundry and a guest bathroom.
On the first floor (reached via both an internal and an external staircase with loggia) one finds a central living room that leads in turn into the sleeping area. Here are two bedrooms with private bathroom, three double bedrooms, two bathrooms and a spacious walk-in wardrobe.
Going further up the staircase one gets to the turret with a beautiful panoramic bedroom with private bathroom.
STATE AND FINISHES
The villa has been recently restored and is in excellent shape. For the interiors, in particular, extreme care was taken to ensure all the typical features of the building remained untouched. Valorized by the restoration, these features include the original terracotta floors, the wooden beams supporting the ceilings, the etched stone fireplaces and the exposed stone walls sections both inside and outside.
Rooms are all spacious, with generous windows that allow the light to enter the house and brighten the rooms. This effect is further enhanced by the walls painted with warm and light colors that make the villa very bright and welcoming.
EXTERIORS
The villa is surrounded by roughly 3.5 hectares of land, covered for the most part in vineyards (2.7 hectares made up of Sangiovese and Cabernet Blanc). All around the house is a well-maintained garden (4,000 sqm) housing the 12 × 4 m swimming pool with stone-paved sunbathing area, a paved dining area with BBQ and a convenient graveled apron for the cars at the end of the access avenue.
A corner of the property is covered by a small olive grove (roughly 100 trees) that allows producing a small quantity of oil for private use. The vineyard is currently rented out.
USE AND POTENTIAL USES
The villa is currently used by the owners as an accommodation business, renting out the whole building during summer. The layout of the house, however, would easily allow using the building as a private residence without the need of reworking the interiors.
