DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES
The country house (230 sqm – 2,475 sqft, 4 bedrooms and 5 bathrooms) has three floors in total. The main door opens into a spacious and bright living room with fireplace. On the left side, a door leads to a second, more intimate and private sitting room. On the right side, one passes to the dining area (with the staircase to the upper floor) with bathroom and rustic kitchen. Continuing, one finally reaches the first bedroom with private bathroom, which also has independent access from the outside.
Going up to the first floor (which can also be reached by the external staircase on the façade) we reach two interconnected living rooms, the outermost of which has a fireplace and exit to the private terrace (18 sqm – 193 sqft). On the opposite side of the floor are two bedrooms with private bathrooms, and one of them also has a walk-in closet. Continuing along the internal staircase you reach the panoramic turret where a lovely bedroom with private bathroom has been created.
 
Guesthouse A (110 sqm – 1,184 sqft, 1 bedroom and 2 bathrooms) is located next to the main house and is laid on three independent floors. On the ground floor is the reception for the Agriturismo, a breakfast room with kitchenette and a guest bathroom. On the first floor, reached by an external staircase, is a lovely independent apartment consisting of living area with private terrace (10 sqm), bedroom and bathroom. Finally, in the basement of the building are two rooms used as storages and technical areas.
 
Guesthouse B (100 sqm – 1,076 sqft, 4 bedrooms and 4 bathrooms) is located beyond the pool and is laid over a single floor. Here are four independent bedrooms, all with their own private bathroom. Two of the rooms have whirlpool tubs.
 
A carport (85 sqm – 915 sqft) provides shelter for up to seven cars.
 
The buildings date from the late 19th century and were recently renovated. The work aimed to preserve the building's salient features, while adding modern solutions in terms of plant engineering: power is in fact supplied by a photovoltaic system (installed above the canopy), while heating is provided by a heat pump that powers the radiators. However, air conditioners are available for the summer, and the entire house is equipped with home automation for remote control of appliances.


EXTERIORS
The property extends, in its entirety, for about 1.5 hectares (3.7 acres). In front of the farmhouse, just beyond the automatic gate, there is a convenient gravel yard (350 sqm) where guests can safely park their cars (as an alternative to the carport located on the opposite side of the farmhouse and reached from the second entrance on the north side of the property).
In front of outbuilding B is a well-kept garden (about 820 sqm) with a 14 × 7 m saltwater swimming pool and a canopy ideal for breakfasts and outdoor recreation. The four rooms in the building all have a small private garden area set just in front of the doors.
Behind the farmhouse is a second exclusive garden (170 square meters) and accessible directly from the parking lot with a canopy on the northern side of the property. A few olive trees (38, scattered around the property) allow producing a small amount of excellent olive oil each year.
The field on the eastern slope of the property, with excellent sun exposure, is planted with lavender essences that in summer color the property a beautiful purple and give off a unique scent. The trees surrounding the property provide excellent privacy.
