The city of Monopoli is situated along the southern coastline of Puglia. In addition to being the largest in terms of both its urban area and its surrounding territory, Monopoli is among the most sought-after destinations for real estate investors from all over the world. The enchanting beauty of its countryside, characterized by trulli and olive groves that extend to the sea, and a coastline featuring a series of idyllic beaches, is largely responsible for its popularity.
In this splendid setting, one encounters the "Masseria dell’Erba," in the Monopoli district along the Provincial Road Monopoli-Conversano, near the Cozzana road, approximately five kilometers from the center of Monopoli and 5.5 kilometers from the sea. Adjacent to Building 1 is a small church of 38 square meters, bordering the Provincial Road Monopoli-Conversano and the municipal road Macchia Rossa. The property also includes 60 hectares of land, of which 12 hectares are dedicated to an olive grove containing 1,000 ancient olive trees, as well as an almond grove and a vineyard. The project envisions a comprehensive renovation, including the demolition and reconstruction of some agricultural annexes. Renovations will also extend to the main buildings, involving the demolition of certain superfluous additions on the ground floor of Building 2 and the first floor of Building 1.
Regarding the additional volumes added over time to the ground floor of Building 1, the plan includes the complete demolition of those in close proximity—specifically, those that disrupt the original layout of the masseria. For some of the other volumes, reconstruction will be undertaken while preserving the original shape. The other agricultural annexes existing in the area between Building 1 and Building 2 will undergo significant renovation through demolition and reconstruction, with the Gross Floor Area accounted for in favor of new structures designated for hospitality purposes.
The project aims to restore the architectural integrity of the historically significant volumes while simultaneously creating a hospitality facility with all modern comforts. It includes a wellness center, an outdoor swimming pool, and an additional small pool on the terrace serving the suites planned for the first floor of Building A.

In the area between Buildings 1 and 2: 3 buildings designated for hotel rooms, including technical rooms and linen storage, totaling 17 rooms.
Near Building A, on its west side, a service building for staff and a caretaker’s accommodation.
In Building 2, on the ground floor: areas for the annexed restaurant; restrooms; offices.
In Building 2, on the first floor, within existing spaces excluding demolitions: meeting room with associated restrooms and office; 1 suite.
Adjacent to Building 2, on the ground floor: space for a restaurant connected to the existing building except for a corridor volume, with kitchens and staff facilities, and an additional storage area in the basement.
Parking is centrally located but set back from the direct visual line between Buildings 1 and 2.
