Description

An environment in which to live and develop a real life project... Located in the west of Centre-Val de Loire, listed as a UNESCO world heritage site as a cultural landscape, the property is located in a town 10 minutes away by car from the city of Tours. Established on the banks of the Cher, it is close to the Château de Villandry and the Touraine golf course. On the “Loire à vélo” route, it is classified as a “tourist commune” and distinguished by the “Station Verte” label. From its past as an ancient port, it has retained a traditional seasonal inland waterway activity. The estate is located at the entrance to the town, a few minutes from shops, schools and services. Paris is 250 km, or 55 minutes by TGV from Tours station. From this estate which remained in the same family until 1971, a man would make it one of the largest properties in the department, with an area of 400 ha, and soon one of the most beautiful. During the war of 1870, he met a renowned landscaper and entrusted him with the task of giving a new face to the park. As later, in the Prébendes Doé garden, this artist imposed his talent, knowing how to obtain extraordinary effects through groupings of the same variety. He developed the access road, making it cross a steep hillside via a series of harmonious windings, developed in the middle of a wood. Next to a pool, with a basin, stood a classical-looking portico. The entrance to the bower was guarded by two statues at the ends of a balustrade, a fairy-like bridge. The rich owner had a passion for flowers and his large greenhouse was one of the rarest in Europe. No new plant appeared in Europe without attracting his attention. According to an amazed visitor, everything was designed with botanical knowledge and very sure taste. The property, part of the estate for sale, is located less than 10 minutes from Tours and in a first-rate historical and cultural area generating a significant number of tourists whatever the period. A first wrought iron gate decorated with scrolls opens onto a path which crosses the park. The second, which supports two freestone and brick pillars, gives access to a parking area and two outbuildings used as a garage, premises and workshop. A path goes around the building to reach, after a few steps, the central courtyard with its grassy area. A terrace, protected by a glass roof, runs along the entire building and leads to the main entrance. The horseshoe-shaped main building offers superb Napoleonic-style facades (bricks and tufa stone). On the ground floor, you will discover a large reception room (accessible to PRM), slightly curved, fully modular and open to the outside through 4 large bay windows allowing light to penetrate, with a capacity of 50 to 180 people, equipped with sound equipment and a video wall. It communicates with the exterior space and benefits from the canopy as well as a passageway or covered gallery. A hallway leads to the kitchens, equipped to accommodate a caterer. They adjoin several storage rooms then lead to a service vestibule, a door of which opens onto the rear of the building and the parking area. A staircase gives access to the mezzanine also on the ceiling and to the main apartment upstairs. At the end of this wing, a door opens onto a vestibule which leads to an amphitheater on the ground floor of the north pavilion. With 38 seats spread over 4 rows, it is equipped with an audiovisual system and a sound system. Facing the entrance, a door opens onto a space equipped with two toilets. A staircase leads to a second apartment. The south wing is divided into four spaces. In the old saddlery, the woodwork has been preserved on all the walls, as well as the saddle and harness racks. The floor is covered with Hungarian point parquet and the ceiling decorated with moldings. The light shines through. A hidden door opens into an area with two toilets. The second space is occupied by a reception room with a carpeted floor and painted walls. In the third, the space is shared between an office and a catering pantry, also accessible from the outside. Following it is a meeting room and two toilets. All rooms on the level are accessible from the terrace via four-leaf glass doors. Finally, in the south pavilion, a large storage space partly serves as a boiler room. If the climate permits, the outdoor spaces can be the subject of special arrangements (tent, small marquee, etc.) and serve as a setting for an open-air reception. Upstairs: a corridor which leads to a bedroom on one side, a bathroom, toilets and a kitchen on the other. Continuing, a living room, lit by three bay windows, gives access to a second bedroom. Along the corridor lit by four skylights you will discover four bedrooms. As an extension, another main apartment, offering a kitchen and two living rooms lit by French windows which open onto a balcony and, on the other, a hallway and a bedroom. One of the living rooms is equipped with a wood stove. A hallway leads to a bedroom-office, a dressing room, bathroom with shower and toilet. Accessible by a staircase you will discover a large attic with a framework worthy of cathedral builders (exceptional rooms with possibility of conversion). From one of the lounges, a door opens onto the south wing. The space is occupied by a large attic then by a corridor which leads to four storage rooms and a bathroom. The door opens into a living room with a black marble fireplace leaning against a wall. The room serves a kitchen with a tiled floor, two bedrooms and a bathroom with toilet. Numerous outbuildings, a space to park a vehicle and a storage room closed by a double wooden door. Furthermore, at right angles, a large workshop lit by a glass roof is extended by four parking boxes. A magnificent park of approximately 2 hectares and open to the entire estate offering wide tarmac or gravel paths crisscross vast grassy spaces between large trees of varied species, including a majestic cedar. Our opinion: ideally located to establish your primary or secondary residence with professional potential already present, this property offers obvious capacity for development.
