Description
An environment in which to live and develop a real life project? Located in the west of the Centre-Val de Loire, listed as a UNESCO World Heritage Site as a cultural landscape, the property is located in a commune 10 minutes by car from the city of Tours. Established on the banks of the Cher, it is close to the Château de Villandry and the Touraine golf course. On the 'La Loire à vélo' route, it is classified as a 'tourist commune' and awarded the 'Station Verte' label. From its past as a former port, it has retained a seasonal activity of traditional boat transport. The estate is located at the entrance to the city, a few minutes from shops, schools and services. Paris is 250 km away, or 55 minutes by TGV from Tours station. From this estate, which remained in the same family until 1971, a man was to make it one of the largest properties in the department, with an area of 400 ha, and soon one of the most beautiful. During the war of 1870, he met a renowned landscaper and entrusted him with the task of giving a new look to the park. As later, at the Prébendes Doé garden, this artist imposed his talent, knowing how to obtain extraordinary effects by groupings of the same variety. He developed the access road, making it cross a steep hillside by a series of harmonious sinuosities, developed in the middle of a wood. Near a pond, with a basin, stood a portico of classical appearance. The entrance to the arbor was guarded by two statues at the ends of a balustrade, a bridge in fairy-tale timbers. The rich Owner had a passion for flowers and his large greenhouse was one of the rarest in Europe. No new plant appeared in Europe without attracting his attention. According to an amazed visitor, everything was designed with botanical science and very sure taste. The property, part of the estate for sale, is located less than 10 minutes from Tours and in a historic and cultural area of the highest rank generating a significant number of tourists, whatever the period. A first wrought iron gate decorated with scrolls opens onto a driveway that crosses the park. The second, which supports two tuffeau and brick pillars, provides access to a parking area and two outbuildings used as a garage, premises and workshop. A driveway runs around the building to access, after a few steps, the central courtyard with its grassy parterre. A terrace, protected by a glass roof, runs along the entire building and leads to the main entrance. The horseshoe-shaped main building offers superb Napoleonic-style facades (bricks and tuffeau stone). On the ground floor, you will discover a large reception room (accessible to people with reduced mobility), slightly curved, fully modular and open to the outside through 4 large bay windows letting in light, with a capacity of 50 to 180 people, equipped with sound equipment and a video wall. It communicates with the outside space and benefits from the awning as a covered gallery or passageway. A corridor leads to the kitchens, equipped to accommodate a caterer. They adjoin several storage rooms and then lead to a service vestibule, one door of which opens onto the rear of the building and the parking area. A staircase provides access to the mezzanine with the same ceiling and to the main apartment upstairs. At the end of this wing, a door opens onto a vestibule which leads to an amphitheater set up on the ground floor of the north pavilion. With 38 seats spread over 4 rows, it is equipped with an audiovisual system and a sound system. Opposite the entrance, a door opens onto a space equipped with two toilets. A staircase leads to a second apartment. The south wing is divided into four spaces. In the old saddle room, the woodwork has been preserved on all the walls, as well as the saddle racks and harness racks. The floor is covered with Hungarian-point parquet and the ceiling is decorated with moldings. The light shines through. A hidden door opens onto a space with two toilets. The second space is occupied by a reception room with carpeted floors and painted walls. In the third, the space is divided between an office and a catering office, also accessible from the outside. Following it, there is a meeting room and two toilets. All rooms on this level are accessible from the terrace via four-leaf glass doors. Finally, in the south pavilion, a large storage space is partly used as a boiler room. If the climate permits, the outdoor spaces can be specially fitted out (tent, small marquee, etc.) and serve as a setting for an open-air reception. Upstairs: a corridor leading to a bedroom on one side, a shower room, toilets and a kitchen on the other. In the extension, a living room, lit by three bays, gives access to a second bedroom. Along the corridor lit by four skylights you will discover four bedrooms. In the extension another main apartment, offering a kitchen and two living rooms lit by French windows that open onto a balcony and, on the other, a hallway and a bedroom. One of the living rooms is equipped with a wood stove. A hallway leads to a bedroom-office, a dressing room, bathroom with shower and toilet. Accessible by a staircase you will discover a large attic with a framework worthy of cathedral builders (exceptional rooms with the possibility of development). From one of the living rooms, a door opens onto the south wing. The space is occupied by a large attic then by a corridor which serves four storage rooms and a shower room. The door opens onto a living room with a black marble fireplace set against a wall. The room leads to a kitchen with a tiled floor, two bedrooms and a shower room with toilet. Numerous outbuildings, a parking space for a vehicle and a storage room closed by a double wooden door. In addition, at right angles, a large workshop lit by a glass roof is extended by four parking boxes. A magnificent park of approximately 2 hectares and open to the entire estate offering wide tarmacked or gravelled paths crisscross vast grassy areas between large trees of various species, including a majestic cedar. Our opinion: ideally located to establish your main or secondary residence with professional potential already present, this property offers obvious capacity for development.
