The characteristic town villa was built in 1928 by the Viennese city architect Hans Möller at the foot of the Nussberg in a sought-after location in the 19th district of Vienna using solid construction methods. In 1934, a wooden veranda was added to the north façade. In 1957, the building changed hands, who built an extension with a basement on the north side of the house in 1962. Today, the building, together with the house to the right, is in the Vienna protection zone. After the approved renovations and some maintenance and renovation measures, including the installation of plastic windows with insulating glazing in 2008 and the renovation of the parquet floors and the bathroom on the ground floor, the house now offers almost 185 m² of living space on the ground and upper floors. Heating is provided by gas central heating, and hot water is partly provided by electric boilers. There is around 64 m² of basement space and a small attic available for storage space. There is space for one car in the garage built in 1977, and another on the forecourt. From the almost 53 m² living room with open kitchen on the ground floor, there is a direct exit to the garden, which borders directly on the former route of the Kahlenberg cog railway, which was in operation between 1874 and 1919. Today, the path is a popular walking route that borders Beethoven Park to the south. The hallway on the ground floor also leads to a room on the south side with another room next to it, a bathroom with a washbasin, shower and bathtub, and a separate toilet. The upper floor offers two further rooms facing south, the larger with a balcony overlooking Kahlenberger Strasse, and a bedroom facing north with its own closet and an approx. 28 m² terrace with a wonderful view of the greenery. In between there is another bathroom equipped with a washbasin, bathtub, bidet and toilet, as well as a storage room. The garden, which is almost completely secluded, is a wonderful place to relax and spend the warm summer evenings with a cozy barbecue. There is also the option of building a small swimming pool. The transport links are excellent - a bus stop and a tram stop are in the immediate vicinity and take you quickly and conveniently to the city center of Vienna. The infrastructure also leaves nothing to be desired - there are numerous shops, schools, kindergartens and medical facilities such as doctors and pharmacies in the area. Not to forget the nearby city hiking trail 1, which starts not far away in Nussdorf at the turnaround loop of tram line D, climbs through the vineyards to the Kahlenberg and offers a wonderful view over Vienna and the Danube.
