Description
In northwest Hungary, in 2800 Tatabányai, approximately 60 km from Budapest, a mixed-use industrial park of approximately 60 hectares with access to the M1 motorway is for sale. This property is located on the site of a former marl mine and is suitable for development with mixed residential, commercial, recreational, and industrial uses, with a focus on innovative forms of living and working. The currently planned project development includes four types of building zones: - Mixed-use area in the city center - Recreational area - Economic and commercial service area - Industrial area. Available utility infrastructure: The planned development area has direct or indirect connections to high-capacity electricity, natural gas, drinking water, and wastewater infrastructure, as well as connections to local telecommunications providers. Individual plots can be connected relatively easily to these, as can low- and high-capacity infrastructure. Smaller residential and office complexes as well as large-scale industrial uses are also conceivable. A potential project development must include the establishment of utility lines for the future development plots. Urban Mixed-Use Area The new green spaces are concentrated around the center of the lake basin and are intended to provide high-quality recreational and leisure facilities in a clean, inspiring green environment. On-site excavation site During its former use as a marl mine, several archaeological discoveries were made, including: - Elements of the Mollusca Collection, a collection of shell fossils, many of which were found in the marl on the site. - Another important collection of fossilized Eocene fauna, housed in the Tata Museum, comprising several hundred specimens. - A skeleton cemetery dating to the medieval period was discovered during mining excavations in the 1950s. As such, the area retains a designated archaeological site where future discoveries are expected. Development of the site must include the completion of archaeological excavations of this designated area before any construction work proceeds within this restricted perimeter. Location of the property - The M1 Budapest-Vienna motorway is accessible within 3 minutes, even for heavy goods vehicles. - Connections to all major European motorways (part of the pan-European Corridor IV and E60, E65, E75) - Accessibility from Budapest is approximately 45 minutes, Vienna approximately 2 hours, Bratislava approximately 1.5 hours. - Connections to the national road network for local and regional destinations are provided via National Road 1. - The railway infrastructure towards Vienna, Bratislava, and Budapest is also available. The sales price: - is currently EUR 12 per m² = approximately EUR 7.2 million + 4% commission + legal fees + state taxes.
