We propose a living solution with a contemporary character, in which architectural elegance is combined with modern plant engineering technologies. The solution we propose is a semi-detached villa on two levels. The layout of the living floor includes a living area consisting of a living room with an open kitchen and a sleeping area with a master bedroom, walk-in wardrobe and en suite bathroom as well as a second large bedroom. The ground floor consists of generous accessory spaces, as well as a laundry and technical room. Both levels are extremely bright and airy thanks to the presence of large windows that guarantee thermal and acoustic comfort thanks to the low-e triple glazing mounted on aluminium frames that are closed by motorised roller shutters; the outdoor spaces are guaranteed by the presence of loggia terraces and a garden with irrigation system for a total of 250 square metres. A double garage with motorised door and predisposition for a wall box, as well as an outdoor parking space, guarantee the shelter of medium-large cars.
Particular attention must be paid to the quality of construction and the materials that will be used during construction, thanks to the builder's decades of experience. Specifically, the building will be constructed in energy class A4 equivalent to energy saving and sustainability. The specifications include modern and valuable finishes with the advantage of being able to customise it; likewise, the spaces can be modulated according to different needs. Photovoltaic and solar thermal systems will be housed on the flat roof. The heating and cooling systems will be provided by a heat pump with radiant floor panels for the heat and air ducting with vents for the cool. Possibility of building an outdoor swimming pool in the garden and/or a mini pool on the flat roof. Where necessary, it is possible to envisage merging the two units into a single villa. The quiet location enjoys views of the lake and open views of the mountains and is convenient for reaching the beaches and the railway station.
