Description
n 100 hectare wine farm for sale, including a Castle/Manor Villa and a Village to be restored. Located in one of the most beautiful areas of Chianti, the proximity to Siena makes this property easily accessible. The property has a very fascinating history dating back to the Middle Ages, the main villa stands on the remains of a castle probably built in the 13th century by the Sienese to defend the area. Today it offers great potential for tourism and hospitality development, to be combined with wine production, and lends itself to being transformed into both a luxury private residence and a boutique hotel. Currently, the company uses 28.5 hectares of vineyards to produce approximately 130,000 bottles of wine per year. Vineyards planted mainly Sangiovese, followed by Cabernet, Colorino and Merlot. The main villa is a castle of approximately 1,300 m2 dating back to the 17th and 18th centuries, bound by the superintendency. The rooms on the ground floor are currently used as a tasting area, with guest bathrooms, professional kitchen and storage rooms. The upper floors, however, are abandoned and require major renovation work and restoration of the finishes before they can be used. The winemaking cellar measures approximately 2,000 m2, is a recently built building, distributed over three floors and equipped with a freight elevator. The winery's equipment includes twenty-four steel winemakers (10 hl each), oak barriques (with variable capacity between 5 and 60 hl), Bucher presses, destemmers, collection tanks for the grapes, air conditioning system and various machinery. Distribution of spaces in the cellar: • Ground floor: administrative offices, company shop with tasting corner, kitchen for preparation, warehouse, bathrooms and large panoramic terrace (potentially usable as a tasting area in summer). • Basement floor (with direct access for agricultural vehicles): winemaking rooms, bottling line, warehouse for storing the finished product. • Basement: aging cellar, equipment storage, kitchen, employee changing rooms and toilets. The altitude of the vineyards: from 320 to 480 meters above sea level. The northern part of the company is made up almost entirely of Macigno soils (soft sandstone and other non-calcareous soils), the central part of Galestro (shale clay), the southern part of Alberese (sandy-gravelly soil with intermediate layers of clay ). The company produces 12 labels: Chianti Classico Docg Annata – 2 Chianti Classico Docg Riserva – Chianti Classico Docg Gran Selezione – Chianti Classico Docg Gran Selezione – 3 Rosso IGT – IGT Rose IGT White wine, IGT Brut Rose.
