In Etnedal / Valdres we offer fully developed plots of land for building holiday homes. The Klokkelyng cabin is a beautiful, space-saving cabin for a small family. There is a living room with an open kitchen, a bedroom and a bathroom with a shower. A staircase leads to a low floor space with a small window, which can be used as storage space or as a sleeping loft for guests. In front of the living/dining room is a large covered terrace. The entrance is also covered. Floor plans and a sectional drawing are included in this offer. The manufacturer offers variants of this type of cabin that can be adapted to individual space requirements. Replanning is not charged and is included in the respective price, as is obtaining the building permit for this cabin. The prices for the various cabin variants depend on the desired size and equipment. The price then determined applies to the turnkey construction. A deposit is not required. Payment is made according to the construction progress and payment plan. All payments are made in Norwegian krone. The cabin is built in a conventional manner with a gable roof and slate covering. The construction time is up to four months, depending on the size and season. The construction takes place in compliance with the latest building regulations and the manufacturer provides a 5-year guarantee. Beforehand, you choose a plot of land. The purchase price for the plot is paid into a lawyer's escrow account after the purchase contract has been concluded. The lawyer will ensure that you are registered as the owner in the land register. Only then will the seller receive the purchase price. Before the cabin can be built, the development work must be carried out and the foundation slab must be produced. Depending on the scope, these additional costs amount to around 312,500 kr (27,218.75 euros as of May 25, 2024) and are to be paid directly to the civil engineer. The Ølsjølitoppen holiday cabin area is located on the edge of the small town of Lenningen in the municipality of Etnedal in the Valdres region in the province of Innladet (inland). Etnedal, with 1,366 inhabitants, is about 3 hours' drive from the capital Oslo (just under 180 km) near the European route E6, Norway's most important traffic artery. You can get there from Germany by ferry from Kiel to Oslo (journey time 20 hours). Other major roads also lead to the Valdres area. It is about 125 km to Lillehammer. The journey time is about 50 minutes in summer and about 1.5 hours in winter. Valdres is a popular leisure region, many Norwegians have their weekend homes there. There are therefore several supermarkets, some of which also have leisure clothing and fishing supplies, some of which are open on Sundays. There is a hardware store in nearby Dokka. There are cafés and restaurants with a wide range of regional and international cuisine. There is a doctor, dentist and vet in Etnedal itself, and other specialists such as a dermatologist and ENT in nearby towns. The municipality of Etnedal borders the Langsua National Park, where you can encounter elk and reindeer on hiking trails and guided tours. The region is a paradise for hikers. Both challenging tours and family hikes are possible. In summer you can go fishing, river swimming and paddling on the Etna River, as well as horseback riding. There is a well-developed network of trails of varying difficulty for cycling tours. The "Valdres Golf Klubb" is located in Aurdal, about 50 minutes away. Due to the altitude of over 1,000 m, the winters are not only snowy, the season often lasts from the end of November to mid-May. There are groomed trails for cross-country skiing, and ski lifts are about 25 minutes away. Other outdoor activities in winter include dog sledding and ice fishing. Features of the plots The plots are sold fully developed. This means that there are lines for electricity, water and sewage up to the property boundary. The connection fees for water and sewage are included in the purchase price. The current internet supply is mobile internet. This is so good in Norway that you hardly notice a difference unless you have extreme amounts of data to download. Broadband supply is not yet in the street, but is in the pipeline. If development is carried out, there are costs for building permits, stamp duties and registration costs. The buyer also bears the costs for internal development and connection fees for electricity. As a landowner in the Ølsjølitoppen area, you are obligated to be a member of the cabin owners' association. Here you currently pay NOK 1,750 per year for the ski slopes and the Red Cross. In addition, fees of NOK 1,000 per year must be paid to Etnedal municipality for local road maintenance. The plow tax (snow removal service) is currently NOK 5,500 per year. As an additional cost for compulsory membership of the Lenningen Ski Association, a one-off joining fee of NOK 5,000 must be paid. Link to currency converter: The purchase price for the property offered here of approx. 1,200 m² is to be paid in Norwegian krone and amounts to 680,000 NOK. This is approx. 59,248.40 euros (as of May 25, 2024). A notary is not involved in Norway for the conclusion of the purchase contract and its processing. Unlike in Germany, the contract is processed by a Norwegian lawyer. This lawyer arranges all formalities with the municipality and draws up the purchase contract in Norwegian. A German version of the contract is drawn up by an approved translator and made available to the buyer. The purchase price is paid into a third-party account of the lawyer and is only paid to the seller when the encumbrance-free property has been registered in the land register for the buyer. The property transfer tax in Norway is 2.5% of the property purchase price and is to be paid to the lawyer together with the property purchase price. The additional fees are NOK 500 for the registration fee in the land register and NOK 200 for the land register printout and handover to the respective parties. These additional fees are not included in the purchase price and must be paid by the buyer. The offer is commission-free for a buyer. Our work is paid for by the seller.
