Villa in the prestigious Merivälja district.
This thoughtfully designed villa is characterized by spaciousness and airiness, while ensuring complete privacy for its residents.
The villa is ideal for a family that values both personal space for each family member and cherishes quality time spent together with loved ones. It offers a tranquil and green living environment, just a 15-minute drive from the city center.
THE VILLA
Designed by the renowned architectural firm Azia, the villa stands out with its bold and distinctive style, while always prioritizing functionality and meeting the needs of its residents. The two-story villa is located in the established Merivälja district, only 450 meters from Tallinn Bay. From the rooftop terrace, you can enjoy breathtaking sea views and unique daily sunsets. The villa is situated on a peaceful street, sheltered from the winds – a rarity for such a seaside location.
The layout has been carefully planned with the cardinal directions in mind – the northern side houses the entrance hall and most of the utility rooms. The living room, with a two-story high ceiling, and the terrace face southwest, while the children's rooms and kitchen open towards the morning sun.
The total area of the villa is 238.9 m², complemented by a 110 m² terrace on the ground floor, a 25 m² terrace on the second floor, and a 47 m² rooftop terrace with sea views.
Key features of the villa include spaciousness, abundant natural light, a well-thought-out layout, and attention to detail. The new owners will have an excellent opportunity to design the interior to suit their taste and needs. The 40 m² living room, with its double-height ceiling, adds grandeur and openness to the home. In other areas, the ceiling height is 2.7 meters.
A highlight of the villa is the approximately 50 m² rooftop terrace, partially covered, where you can lose yourself in stunning sunsets and sea views or enjoy a winter snowfall from the warmth of a jacuzzi.
LOCATION AND SURROUNDINGS
The villa is situated in the established Merivälja district, surrounded by existing homes. It can confidently be said that this is one of the most beautiful residential areas in Tallinn. Merivälja offers both a school and a kindergarten, while the nearby areas of Viimsi and Pirita provide an even wider selection of educational facilities. The area itself is peaceful and green.
Nearby, you’ll find kilometers of scenic coastline, perfect for walks, exercise, or simply enjoying the magnificent sunsets. Everything you need for a comfortable life is just a 5-minute drive away.
THE PLOT
The plot, measuring 702 m², gently slopes towards the sea. The villa has been designed to ensure privacy from neighboring houses while maximizing openness and natural daylight. The property is fenced, and there is also space for an outbuilding where you can store garden tools or other household items.
INTERIOR FINISHES
The villa's interior features carefully selected, high-quality materials. The floors are covered with oiled solid wood herringbone parquet, and the walls are painted in light tones. Built-in lighting behind the cornices adds a cozy ambiance to every room.
The images display an interior designer’s vision for the house, which can be ordered in full if desired.
All interior doors are custom-made, with hidden hinges, and come equipped with Italian Mandelli magnetic locking systems and door handles.
Light flows into the house through triple-glazed, weather-resistant wooden frames from Viking Window, and easy-to-operate sliding doors.
LAYOUT
The first floor covers 140.7 m², plus a 110 m² courtyard terrace facing the southern sun. On this floor, there is a spacious entrance hall and staircase. From the hall, you enter the kitchen, which faces the morning and daytime sun, with an adjoining dining area and a two-story living room. The living and dining rooms both open onto the courtyard terrace through large sliding doors. Additionally, the first floor features a sauna complex, complete with a steam bath and a Finnish sauna, a study/guest room, two toilets, and a utility/technical room.
On the second floor, you’ll find the master bedroom with a walk-in closet and en-suite bathroom. This bedroom also opens onto a 25 m² terrace, where you can enjoy the afternoon and evening sun. There are two additional bedrooms on the second floor, each with a private en-suite bathroom. A staircase from the second floor leads to the rooftop terrace. In total, the second floor comprises 95.4 m² of enclosed space, plus 40 m² of double-height open living room space. The rooftop terrace features a canopy, with water and electricity connections available. If desired, you can install a jacuzzi or create an outdoor bar or kitchen.
