On the ground floor, the living area has a walkable surface of about 115 m2; it comprises a living/dining room, a kitchen, a study, a guest bathroom and a comfortable wardrobe/storage area. Two pergolas overlook the garden and allow convivial moments in absolute privacy. Going up the internal stairs, we reach the sleeping area consisting of a second lounge/study area, a master suite of almost 40 m2 with a large bedroom, a walk-in closet, a bathroom and a sitting room. CONSTRUCTION TECHNIQUES AND SUSTAINABILITY
The Villa Goethe project has precise and fundamental focuses: elegance, comfort, technological efficiency and sustainability.
It is an innovative green-building construction, also called "Biohaus" or "Passivhaus", with a record-breaking performance in terms of energy saving and eco-sustainability, very high care in construction and finishes.
The soul of the project is wood: the only building material which, if left exposed, can provide, in addition to "mechanical" performances, also "sensory" and emotional performances: the heat it transmits, the undoubted charm simultaneously ancient and modern, they stimulate sensations of naturalness, well-being and wonder.
The building can satisfy the most sophisticated needs concerning living quality and thermal and acoustic insulation; it has high fire-retardant power and stability against any atmospheric phenomenon, including earthquakes. It fully responds to current and future community directives regarding energy saving, environmental compatibility, and sustainability, and, not only for elementary products but also for the construction system, it achieves quality certification.
Wooden houses are the result of studies and procedures aimed at perfecting and guaranteeing the quality of the final product to the maximum and reflect the highest technology available on the market. This final product is certified both in the production phase and, above all, in the assembly phase, guaranteeing always a high degree of controlled quality.
The construction technique rests on the structural elements production in a factory with the subsequent assembly of the various components on-site.
Wooden buildings are known for their high air tightness, eliminating the risk of damage caused by the infiltration of humidity into the structure, and thermal bridges and optimizing the overall thermal insulation, guaranteeing a very high living comfort in environments always dry without humidity and mould.
The absence of mould, ventilation with an anti-pollen filter, and less use of the heating and cooling system reduce the possibility of contracting annoying allergies, improving health.
An in-depth study of the materials and the tests on walls and floors have enabled one to reach high acoustic standards and excellent insulation from external noise and between the different housing units.
On an annual basis, to satisfy primary energy needs, this house, independent of fossil energy sources, produces more energy than it consumes, and it is already in line with the European GREEN DEAL envisaging the achievement of climate neutrality by 2050.
