Small hamlet with a noble villa
This charming property of almost 20 ha is located a few km from Sinalunga. The history of this small hamlet dates back to the 1200s when the chapel of "Santa Maria delle Grazie" was built on top of this hill, where the faithful went to Sunday mass and from which there is a beautiful view of the surrounding countryside and the historic centres of Sinalunga, Cortona and Lucignano. Over the centuries, the manor house, completed in the late 1700s, and the outbuildings, used as farmers' lodgings, stables and cellars, were built. The park, which surrounds the property, is characterized by the well-kept Italian garden in front of the villa, an olive grove, a vineyard, more land intended for various crops and finally, following an entirely tree-lined avenue, there is a picturesque "English forest" of holm oaks and cypresses. On the ground floor of the villa, we have a large living room with frescoed vaulted ceilings and other rooms, characterised by coffered ceilings. On the first floor there are the dining rooms and bedrooms which still have the original 17th century marble floors. On the second floor we have the attics; in the basement there is a cellar. The building dedicated to agritourism presents the typical characteristics of a Tuscan farmhouse, with terracotta floors and ceilings with wooden beams and joists. Here there are 8 guest rooms and possibly an apartment for the caretaker. The small hamlet is located in the municipality of Sinalunga, in the hills separating the Val di Chiana from the Crete Senesi. The historical centre of Sinalunga has the characteristics of a typical medieval Tuscan village, but the origins of the town date back to Etruscan times. The property is easily reached from the road leading to the motorway junction for Rome and Florence. Bars, restaurants and services of all kinds can be found just a few minutes away. The property is well connected to the most important communication routes; the airports of Rome, Florence and Perugia can be easily reached.
