The Wienerwald villa, built in 1907, is located on a plot of almost 3,800 m² facing south, right in the center of Pressbaum. The plot is now to be divided as part of the sale of the villa, whereby the villa, which is subject to ensemble protection, will be allocated an area of 2,186 m². Of course, the property can also be purchased as a whole; the purchase price for this would be € 1,800,000. The location of the two plots of land to be separated in the core building area would enable buildings up to building class III in open or coupled construction and a maximum buildable area of 150 m² plus 4% of the building plot area. The current living space of approx. 239 m² is distributed over two levels, with the villa having a total usable area of approx. 463 m². The bedroom, which is over 27 m² in size, can be accessed directly from the anteroom and also from the living room. At the end of the corridor there is a separate toilet and access to the staircase that connects all three floors - basement, ground floor and attic. Slightly separated from the main apartment, there is also a versatile closet. In the basement, which can be accessed directly from the ground floor via the staircase, another entrance to the staircase on the west side, and from the south side, there are offices and cellar rooms. All the windows in the basement were replaced with plastic windows. A central corridor connects the toilet, archive, the kitchenette integrated into the anteroom, the south-facing room, which was previously used as an office and is almost 37 m² in size, and another room on the west side, almost 26 m² in size. The anteroom, toilet and archive are tiled, and the two rooms have herringbone parquet floors. Particularly worth mentioning is the preserved square ceiling, which looks wonderful in the hallway, toilet, kitchenette and especially in the west-facing room without plaster. On this floor there is a basement room by the staircase, behind the kitchenette is the building services room, which houses the modern gas central heating with condensing boiler and hot water boiler, as well as another archive that has not yet been renovated. The attic, which has not yet been renovated, could be expanded, either with additional rooms or an independent living unit, and around 160 m² of additional living space could be created. Both the garden to the south and the north of the building offer lawns and beautiful old trees and shrubs and, even after the division, there is still enough space to relax and unwind. Shopping facilities and infrastructure facilities (doctors, a bank, supermarkets, shops, schools, restaurants and much more) can be found in the two communities of Pressbaum and Tullnerbach. The city limits of Vienna (either via Vienna - Auhof or via Vienna - Liesing) can be reached in a few minutes by car. Pressbaum train station, just a few minutes' walk away, offers a direct and fast public transport connection to both Vienna-Hütteldorf and St. Pölten, and a bus stop is right in front of the property. The Wienerwaldsee recreation area with a panoramic circular path, playground, beach volleyball and skating area can be reached by bike or on foot in just a few minutes. Directly behind the property, on the other side of the railway, is the well-known Sacre Coeur Pressbaum school center (elementary school, high school, kindergarten, training institution for kindergarten teachers, private secondary school).
