This beautiful modern villa was built around 2010 under architecture, choosing for comfort and space with the use of high-quality materials. The villa consists of two floors, both with residential purposes. On the ground floor is a kitchen/diner, a bedroom en suite, an internal bedroom, an office, a bathroom, a white goods room and a large garage and storage space of 218 m², now used as a professional gym. On the floor above are a hall, a large living room (74 m²), a kitchen with sitting/dining area, three bedrooms en suite, a spacious office/library and a guest toilet. This floor can be reached by an internal staircase or by a separate entrance without stairs.
The living area of both floors is 503 m². A fixed staircase leads to a roof terrace with an area of 125 m², with a beautiful panoramic view.

What are the facilities like?
The villa meets modern comfort in every respect, such as insulation of the roof, walls and floor. It has electric heating with heat pumps and additional wood heating in the living room and kitchen. Hot water is obtained via a solar boiler with electricity as backup. Solar panels and a windmill generate electricity. There is private water via a water mine and via a bore hole. The house is connected to the sewerage system.
Outdoor space?
The villa is located on a plot of over 8,000 m². The land is fenced and walled. The entrance is via a lock with two electric gates. The area around the house and the swimming pool is paved and laid out as an ornamental garden. The rest of the quinta has varied vegetation with ornamental trees, olive trees and fruit trees, including a citrus fruit orchard.
Specifics?
This quinta is virtually self-sufficient, and in addition to energy generation and its own water, it also has a wealth of producing trees and enough room for keeping small livestock. This, in combination with the unobstructed location and the beautiful view, makes it completely heavenly.
Where is it?
The house and land are located just outside the village of Lagos da Beira. Accessibility is good via a paved road. Lagos da Beira is an authentic historic village with a relatively large heritage. There are some small facilities in the village. Oliveira do Hospital is approximately 3 km away. This small provincial town has all important facilities such as shops, supermarkets, post office, banks, doctor's practice, small hospital, schools, library, restaurants and weekly market. The larger city of Coimbra is approximately 70 km away.
