The Agritourism complex is located in the hamlet of Montepulciano called Cervognano, a town south of Siena in the heart of the small production enclave of the Vino Nobile di Montepulciano, one of the oldest and most prestigious wines in Tuscany, is located on a panoramic hill surrounded by vines, olive trees and fruit trees; a corner of Tuscany still uncontaminated, in the middle of a natural reserve rich in a varied fauna.
The farm covers about 11.6 hectares of land of which 1.7 hectares cultivated with vineyards in Nobile di Montepulciano, about 6.5 hectares cultivated with vineyards in Rosso di Montepulciano, while the remaining property is cultivated in part in Olive grove (about 250 plants), on the other side to orchard about 120 plants (apple, pear, plum, apricot, fig.), the truffle ground and a garden bordered by evergreen hedges that run all around the farmhouse.
The agritourism building: 390 square meters on two floors, today the place of hospitality for tourists, has six bedrooms (twelve beds), six bathrooms, a lounge with adjoining kitchen, a large living room, a billiard room, two large fireplaces.
Some bedrooms on the first floor are equipped with air conditioning, others with blades to cool the air; adaptation works are planned (with a project already approved) to provide bathrooms in all rooms, currently the house has two bedrooms with bathrooms the others are external and common. The farmhouse is in perfect condition, carefully maintained.
Caretaker's house: 90 sq.m gross on two floors comprising a dining room with kitchen, a bedroom, a bathroom and is also equipped with large built-in wardrobes; this annex can also be seen as a future expansion of the farmhouse.
Main House of the owners: 185 sq m gross on two levels comprising three bedrooms, 3 bathrooms, a lounge, a large kitchen with dining area.
Cellar: of about 120 square meters, not following wine production, would be used as a gym and sauna area, the property already has a bathroom with shower.
Pool: size 6x12 depth m. 1.00 - 1.50 - whirlpool bath and gazebo furnished with table and chairs.
Small pond: currently inhabited by carp and catfish, the reclamation and introduction of Tinche is planned to encourage sport fishing.
