Fascinating Manor house in Chianti
This fascinating and unique manor house stands on the side of one of the most iconic hills of the Florentine Chianti region, a few steps from the historic village of Badia a Passignano and close to the modern Antinori winery. The property, divided between the main house and the Dependance, is surrounded by a private park, equipped with irrigation and lighting system, as well as a relaxation area overlooking the woods, in which a romantic and evocative walkway has been created. In the space between the two buildings there is a comfortable barbecue area with a wood-burning oven, and a washbasin in travertine sculpted by hand by a local craftsman. In front of the buildings is the swimming pool area. In 2021 the property underwent careful renovation, both externally with the landscaping of the green areas, and internally, where valuable materials were used with modern and refined furnishings.
At the entrance of the main house we find a large and bright living/open-space area with large French windows on three sides; from the living area we enter the kitchen, which can also be accessed from outside, right in front of the barbecue. Again from the living room we reach a hallway that gives access to a bathroom with laundry, a first bedroom and the large master bedroom complete with wardrobe room and en-suite bathroom completely clad in green Calacatta marble. In the dependance there is a study area with a satin-finished cast-iron fireplace, a guest room and a bathroom with shower; all the rooms in the annexe also have access from the outside. The dependance also houses the technical area, where the pellet boiler that provides heating for the entire property and hot water production is located. Within the property there is also an artesian well, a wood shed, a technical area and a convenient covered parking area. To keep up with modern standards, the house is entirely gas free and has air conditioning in all rooms.
This fascinating and unique property is located in the municipality of Barberino Tavarnelle, just a few steps from the Borgo of Badia a Passignano, whose thousand-year history has marked the landscape and the natural aspect of the entire area. In fact, the reforming action of the monastery was responsible for the introduction, already in the Middle Ages, of the cultivation of rows of vines and olive trees with terracing and the spread of woodland. The high value of this area was sanctioned with the establishment of the protected nature area of Badia a Passignano in September 2008, in accordance with the European Landscape Convention. The property is surrounded by a private park of approximately 7,000 square metres, which is entirely fenced off and elegantly maintained. Within the park there are approximately 2,000sqm of Sangiovese vines, approximately 1,500sqm of young olive grove and ancient orchard, approximately 2,000sqm of romantic woodland and approximately 1,500sqm surrounding the house used as a garden with white stone farmyard, swimming pool and various relaxation areas. The property is about 25km from the historic centre of Florence and about 35km from Peretola airport. Within a distance of 5km you can also reach all the necessary services, such as pharmacies, supermarkets, restaurants and shops.
