The villa of about 420 square meters is located in the Municipality of Gavorrano in Maremma, it is very close to the Etruscan relics of Vetulonia and Roselle as well as the wonderful sea of Castiglione della Pescaia which is only 20 km away (or 15 minutes by car). Two very beautiful golf courses are located within a radius of 20 km. Gavorrano is a small town of about 8,000 inhabitants located 24 km north of Grosseto. Gavorrano is 200 km from Rome. The villa consists of 2 apartments on the mezzanine floor for a total of 180 m2 which were renovated in 2013. There is also an attic floor for which an urban plan has already been agreed with the Municipality of Gavorrano but has not yet been developed due to additional 122 sq m of housing. On the attic floor there is a beautiful 60 m2 terrace with an enchanting and relaxing view of the surrounding countryside.
Under the mezzanine floor we find a huge open space basement with bathroom of about 120 m2 alongside a small cellar with all the equipment for the grape harvest (including cement vats) of about 20 m2. Since the owners do not live in the villa, they are renting to tourists.
The villa is divided into two apartments, one of about 85 sq m and the other of about 90 sq m, and both consist of
large kitchen/dining room, a bedroom with two single beds, a bathroom and a larger bedroom with three beds.
All the windows have mosquito nets and the bedrooms have ceiling fans. The villa is surrounded by approximately 13,700 sq m of completely fenced land and equipped with 3 gates (one of which is electric). The property is located on a quiet municipal road where there are there are other surrounding houses but at a discreet distance such as to allow privacy and tranquility. Near the house there is also a swimming pool of about 55 square meters with the Biodesign brand which works with slightly salty water and has variable depths, relaxation area and whirlpool. land there is a vineyard of about 2,200 square meters from which about 1,000 bottles of red and white wine are produced per year for family use. The red vines are called Mazzese, Gorgottesco and Sangiovese. The white vines are called Procanico, Malvasia and Biancone.
There is also an olive grove of about 6,000 m2 with 130 olive trees (50 are about 20 years old while 80 are 4 years old). Depending on the year, the owners produce around 100 liters of high quality olive oil for family use. In the land there is also a well that draws from a very rich water table even in dry periods. The Villa is used for the sewage discharge from an Imhoff pit and has a LPG-powered heating system. "closed gates", furnished and equipped with everything and is immediately habitable.
