Description

Exclusive DESTIN DE PIERRE This rural Sarlat property is nestled in the heart of a private forest estate (free of all rights and occupations) of almost 30 hectares, isolated and without nuisance. It is located in the Périgord Noir , approximately 25 minutes south of Sarlat-La-Canéda . Located in a dominant position, it is accessible exclusively by dirt roads which open out, at the end of the forest, onto a grassy hillside forming the summit of the hill. Within it, the buildings dating from the 17th century (dwelling house, barn, dovecote, bread oven, chestnut dryer, old pigsty) attest to a former wealthy and autonomous farm. It is so rare to find properties today whose environment is so well preserved. What a privilege to be entrusted with the transmission of this unique place to live! THE BUILDING The main building offers 250 m2 of which 150 m2 are currently habitable (Only the second work remains to be carried out on the main floor to obtain 100 m2 of additional habitable space ). In addition to the habitable area, there is also the usable area: the surface area of the cellars and that of the future attic (above the tie beam). The residence has undergone a demanding renovation in a constant search for sobriety, authenticity and efficiency. Its distribution is as follows: On the ground floor, - Entrance opening onto the kitchen and receiving the staircase which serves the upper floor. - Office-style kitchen, the real heart of the house. Basic layout, noble and robust materials. Traditionally laid tiled floor without joints on a bed of sand and lime. Burgundy-style marble stone worktop reminiscent of vegetable gardens (with a wood storage system underneath), wood-burning stove, office-style sink. A sign of constant attention to detail: the lighting system reminiscent of gas lighting. - Living room decorated with its stone fireplace with lintel with double superimposed keys. - Two bedrooms, one with wood paneling on the walls. The second has three windows with wooden splays, a stone fireplace with a wood stove. The floors are made of solid pegged parquet. - Bathroom with freestanding cast iron bathtub, high paneling type woodwork. Separate toilet. Upstairs, - Clearance. - Office space on the mezzanine. - Laundry room. - Bathroom. - Main floor of 100 m2, second work remaining to be completed. In R-1, the old cellars used today as a cellar and technical parts. Dependencies: The outbuildings remain in a state of use, that is to say that they have not been transformed into a dwelling such as a gîte but have retained their primary function as an agricultural building. They are maintained. The interior width of the barn corresponds more or less to that of the house, i.e. 5.50 m. Its length is 19 m, giving a floor area of approximately 100 m2 (200 m2 usable). The height under the tie beam is approximately 5.50 m (7 m to the ridge), giving a possible height for each level of 2.75 m. (Like any barn, the positioning of the original beams provides more height on the upper floor to allow for maximum storage of hay and straw.) In addition: - The western lean-to: 19X4.2 m - The southern lean-to (currently clad, courtyard side): 19X3 m - The northern lean-to: 4.20X6 m - The 'pigsty'? perpendicular to the house: 8.30X3.20 m - The pyre: 14.80X4.70 m - The bread oven (the surface area of the bakehouse): 5X4.90 m TECHNICAL ASPECTS Wood heating system : 2 Godin brand stoves in enamelled cast iron (1) (one in the living room and the other in the large bedroom) as well as the wood stove in the office. Terracotta floor tiles , handcrafted, from the Tuilerie de la Bretèche (2) in Sologne. Solid wood joinery: - wooden mullioned windows, single glazing, traditional linen putty, small wooden studs with cabochons, interior shutters (some broken to fit in the embrasure, with overlapping joints) on butterfly hinges. - wooden door and window splays, as well as the sills. - solid wood doors, mortise and tenon joints, with 'thigh-width corners'. - high paneling type woodwork, straight cut, first part Renaissance style. Framework: assembly by tenon and mortise with recess of the console in the corbel. Covering: flat Périgord tiles, handcrafted by Tuilerie de Puycheny , small heels, different lengths and widths for 'living' roofs, under-roof screen and rain screen. Insulation: - attic: straw/lime mixture (intended for receiving terracotta tiles) and lime/sand (intended for parquet flooring). - under the slopes: rock wool Interior walls covered with lime/sand plaster Individual sanitation THE FOREST AND THE LANDS No rural lease or loan for free use (commodat). The wooded area is naturally established. In one piece, it is covered with various species, mainly hardwoods, with endemic conifers such as maritime pines, some of which are several hundred years old. Unlike clearcutting, the forest is not exploited but simply maintained by minimal and necessary cutting and pruning. An area of wild meadow, without agricultural exploitation for more than 25 years, of approximately 8 hectares surrounds the buildings. Very many floral species grow there promoting a great biodiversity. Five water points (three small ponds, a well and a fountain) are added to it as well as many fruit trees, vegetable garden and park of 4000 m2 for animals entirely fenced... (1) Godin LE PETIT GODIN wood stove in enameled cast iron The Godin company was created in 1846 by Jean-Baptiste André Godin . THE CAST IRON Cast iron work and the manufacture of cast iron stoves or cookers is (since the Petit Godin stove) the main activity of the Godin company. Their two foundries, located in the Hauts-de-France region, produce collections of cast iron stoves and inserts for fireplaces. Thanks to its inertia qualities, cast iron heating and cooking appliances store heat and release it regularly over a long period. Thanks to its solidity and resistance, cast iron has long since acquired its letters of nobility in terms of heating. Refractory and solid, it can be used to produce high-performance, high-quality thermal engines. Cast iron can have complex and original shapes intended either for use in a combustion chamber or as decorative exterior cladding, painted or enamelled. ENAMEL Enamel is a vitrified layer deposited at high temperature. If the enameling process is recognized as a decorative art, it is thanks to the multiple possibilities it offers in terms of rendering and colors. Easy to maintain, enamel also has unrivaled technical protective qualities. (2) The Tuilerie de la Bretèche (extract from the website At the Palace of Versailles as at Fontainebleau, in the castles of the Loire as at the Invalides or at the Gobelins, we find the tiles and the terracotta bricks manufactured by the Tuilerie de la Bretèche. Founded in 1890 in the heart of Sologne, the workshops are also classified among the Historic Monuments. Here, knowledge is passed down from Grasseher to son. The golden rules and secrets of the more than thousand-year-old art of terracotta are respected. Today, this old Sologne craft is enjoying a rich life, putting its talents to the service of the restoration and development of prestigious places in the Loire Valley and beyond. The Tuilerie de la Bretèche is today the last artisanal brickworks in Sologne.
