PROPERTY - In a panoramic position with a view as far as the sea, at an altitude of approximately 350-450 metres and in a unique context of great cultural and productive value, we are selling this certified organic and biodynamic farm, located exactly on the hills that from Monte Amiata descend towards the Maremma area.
The property is composed as follows:
-The Cellar: a basement building of approximately 770 sqm equipped with all the necessary equipment for the vinification, ageing, bottling and refining of wines. The building has been sized for a production capacity of approximately 100,000 bottles of wine per year. Production currently stands at around 40,000 bottles, which are regularly sold in the months following release for sale. About 20% is distributed in Italy and the remainder abroad in the main European countries, the USA, Canada, Japan, Asia and Brazil.
-Office and Sales: a new building of approximately 140 square metres, intended for the management of the company and for the reception, tasting and direct sale of the company's products.
- 25 hectares of land: 8.5 hectares of these are cultivated as vineyards and consist of 90% Sangiovese and the remainder of Colorino, Pugnitello, Merlot, Cabernet Sauvignon and Ansonica. There is the possibility of planting additional vineyards on the remaining part of the farm's arable land for approximately 4/6 ha.
The following types of wine are produced: Montecucco Sangiovese DOCG, Montecucco Sangiovese DOCG Riserva, Toscana IGT Cabernet S. - Merlot, Maremma Toscana IGT Ansonica and Costa toscana IGT Ansonica (Vendemmia Tardiva). The company's wines have received numerous awards over the years from wine guides and specialised magazines, both Italian and foreign. There is the possibility, with the presentation of an Agricultural and Environmental Improvement Plan, to build additional volumes to create: a building for the owner's living quarters, a building for the employees' living quarters, a farm tool shed, an agritourism restaurant and other premises functional to production activities.
LOCATION - The property is located in the municipality of Cinigiano, the heart of the Montecucco wine road, where the winemaking tradition has millenary roots thanks to the mild and sunny climate, in one of the most beautiful areas of Tuscany between the Sienese hills and the Maremma Grossetana, but above all in a qualified winemaking context. In fact, the area is surrounded by prestigious brands such as Brunello and Morellino.
Numerous tourist and food-and-wine itineraries are available to visitors, as well as various natural attractions including the Basso Merse Nature Reserve, the Val di Merse and the Petriolo Thermal Baths; while on a cultural level, the Belagaio and Montepescini castles stand out.
The beaches and exclusive sea of Castiglione della Pescaia are about an hour away.
