Quinta da Areia is a land with about 19 hectares located in the municipality of Sesimbra, between the A2 Highway and the Urbanization of Quinta do Conde. Close to the site, north of the A2, are the Coina Railway Station and Barreiro Retail Parque.
It is under consideration in the Municipality of Sesimbra a Request for Prior Information for a subdivision operation.
The Project represents a break with the layout of the existing urban network, intending to draw an 'order' to the 'chaos' with new ideas, with a response of spaces that point to a life closer to nature, more harmonious and healthy, and connect the two urban spaces, the new and the existing, intertwining them strongly, expanding the urban set, projecting new answers, but understanding the set as a unique place.
Thirty-two private, independent lots are proposed (from Lot 1 to Lot 31, for the typology of townhouses, plus Lot 32, for a Commerce and Services building), with the total number of dwellings being three hundred.
The sum of the area of the private lots (following the transfers) is 45,822.5 m2 (or 44,090.0 m2 if we attend only to the townhouses);
The sum of the area of the plots, or of the public lots (some dedicated to the construction of equipment for collective use) is 46,375.0 m2;
The sum of the maximum implantation area, at the level of the basements, is 21,230.5 m2 (maximum of 52% occupancy of private lots);
The sum of the maximum implantation area, at the level of the Ground Floor, is 19,800 m2 for townhouses, or 20,800 m2 (maximum of 50% occupancy of private lots);
The sum of the maximum gross construction area (ABC, or Pavement Surface) above ground is consequently equal to 36,000 m2, in the case of townhouses, or 38,000 m2 if it includes all private lots, in the form of 2 floors above ground, not including the basement, dedicated to storage or parking;
The sum of the maximum gross construction area (ABC, or Pavement Surface) above ground, estimated for public equipment is 2,700 m2.
