Executive Summary:
The Fazenda is located in the Northeast Region of Brazil, namely in the state of Rio Grande do Norte, in an attractive geopolitical context – right between the cities of Natal and Fortaleza (Ceará).
The area is located on the southwest of the Potiguar Basin, close to Mossoró, an important regional center, about 20 km from the Guamaré “UPGN” (Natural Gas Processing Unity) and about 210 km from the Petrobras Lubricant Factory (Lubnor) in Fortaleza.
The offered area can be accessed by a good road system and is also close to the International Airport of São Gonçalo do Amarante (Natal).
There are currently 85 active oil pumps/wells, with an average monthly oil production of 2254 m³ (2021) and Gas Production of 131.044 m³.
About the Potential of the Region:
Petrobras invested heavily in Termoaçu, with 30 km of overhad line and several pipelines nearby. In general the “pipeline-architecture” (steam pipelines) in Rio Grande do Norte is heavily developed by Petrobras, aiming at increased production.
In March 2017, the Potiguar Basin produced a total of 51.476 bbl/day of oil and 1.235 million m³/day of natural gas, corresponding to the fourth highest total production in the country.
Besides the potential of oil exploitation, there exists also a pre-contract for a project of 10 to 15 wind towers, with expansion potential of up to 100 units. In general the region has a very high insolation (see maps of solar intensity/insolation in Brazil).
Brazil has the fifth greatest solar energy potential worldwide, as it receives excellent levels of sunshine throughout the year.
The land also possesses water wells and fertile soil for irrigation and agricultural production (corn, beans, papaya, banana, coconut).
The farm is completely geo-referenced, with CAR from 2022.
It is located at the Estrada Do Oleo-Alto Do Rodrigues-Guamare (Pendencias – RN).

This farm is just for sale, not for rental of any kind.
It is strongly advised that interested buyers conduct a visit of the property with a subsequent diligence in order to make an informed decision on whether to proceed with the purchase. It is however expected that the prospective client has the necessary financial means to purchase. It is important to note that Brazilian banks or in general financial institutions do not give, under any circumstances, loans or mortgages to foreigners. Also, it is very rare that European or American banks concede loans or mortgages for purchasing real estate in Brazil. It is thus indispensable to have the proper capital in order to effectuate a purchase.
The buyer/investor does not pay any kind of commission to the realtor in Brazil – the commission is strictly the responsability of the seller. However, the buyer is responsible for paying the notary costs as well as the ITBI (Imposto de Transmissão de Bens Imóveis – the property transfer tax) which ranges, depending on the state, between 2 – 3 %.
