Article 30.º - Medium-density urban area
1 In the medium-density buildable area, the following uses are allowed:
a) Housing;
b) Industry, exclusively for class D;
c) Tourism;
d) Equipment;
e) Services; It is
f) Commerce, in places with a maximum usable area of 250 m².
2 The following indices apply to this area:
a) maximum ICb 0.68;
b) Ii maximum 0,50;
c) Maximum Db 45 fires/ha;
d) Maximum height 13.5 m;
e) Maximum number of floors four.
3 For reasons of an aesthetic nature and adequate insertion in the existing urban environment, a maximum height of 15 m and a maximum number of five floors may be admitted, provided that there is contiguity with a consolidated urban area or with a high-density urban area, duly justified. .
4 The setting up of commercial areas with an area of more than 250 m² is exceptionally permitted provided that the following indices are complied with:
a) maximum ICb 0.38;
b) Ii maximum 0,25;
c) maximum Iis 0,60;
d) Minimum distance from the limits of the building, without prejudice to legal conditions 12 m;
e) Maximum height 12 m.
5 In the commercial areas referred to in the previous number, it is mandatory to present a traffic study that allows the assessment of the following aspects:
a) The accessibility of the location in relation to individual and collective transport;
b) The circulation scheme in the development's direct influence area;
c) Access to the building;
d) The capacity of the surrounding roads;
e) The parking capacity inside the lot or parcel of the development and in the roads that constitute its immediate surroundings;
f) The operation of loading and unloading operations.
6 In the commercial areas referred to in paragraph 4, the existence of a parking area is mandatory, inside the lot or plot, the size of which must be defined in the study referred to in the previous number, never being able to be less than an area equivalent to six parking spaces for light vehicles for every 100 m² of useful sales area and one parking space for heavy vehicles for every 250 m² of total construction area intended for the storage of products.
