Trentino Sport Hotel is an enchanting hotel with a view of the Dolomites, restored and expanded in 2001, with bar, restaurant, 26 rooms, wellness area with indoor swimming pool and land of approximately 1237m2. The hotel is spread over four levels, all connected by a lift. On the entrance level we find the reception with office, a lounge area, bar and restaurant/pizzeria open to the public, the kitchen and service areas as well as pleasant outdoor spaces. This floor has a gross surface area of approximately 380 gross m2. On the first floor (with a gross surface area of approximately 390 sq m) we find 13 bedrooms with bathroom as well as 13 are located on the second floor (of the same surface area). All rooms have external access and are ideal for pleasant holiday periods or for small meetings or conferences that can be held in the dedicated room in the basement. On this level, there is also the pleasant and well-sized area dedicated to wellness: a large room, with bright windows towards the outside, houses the internal swimming pool and, following, an area with sauna, Turkish bath and massage room. All the balconies and terraces measure over 400m2 in total, and the courtyard is well exposed and usable for most of the year. The hotel is located in a small hamlet, with green meadows and woods ideal for Nordic walking and mountain bike trips. Easily reachable by a comfortable asphalt road, it is located in an area with little traffic and the noise of traffic, once you reach your destination, is a distant memory. In about 20 minutes by car you can reach Trento, the provincial capital, and in about 40 minutes you can reach Bolzano. The lakes of Caldonazzo and Levico are about 40 minutes away by car (40km), while Paganella with its renowned ski area and mtb-bike park is about 40 minutes away (35km). PARAGRAPH RELATING TO THE RIGHT OF MEDIATION The compensation due by the buyer for the mediation (commission) to Zelo Real Estate srl, increased by VAT according to the legal rate, amounts to 3% of the sale price of the property. The right to the commission accrues, in the case of a sale, when the Buyer becomes aware of the acceptance of his proposal by the Seller. The commission must be paid at the same time as the signing of the preliminary sales contract (compromise). The Buyer is responsible for registration tax, VAT if applicable, notary costs, stamp duty, land registry and mortgage taxes. and any other rights or taxes in force at the time.
