The Partial Plan of Cuevas Nuevas II, for its adaptation to the PTI, definitively approved by the Insular Council of Menorca on September 26, 2005, establishes the following building regulations for the ISOLATED ZONING AREA:
Isolated Zoning Area:
Use: Residential and Tourist in detached single-family typology. A detached single-family home is defined as a type where the plot is intended for the construction of a single dwelling separated from all side boundaries. However, the use of detached single-family housing includes a residential complex that, even on a single plot of sufficient dimensions, contemplates the construction of several detached single-family houses, provided that the total plot area and the number of projected houses comply with the density standard of the area and that the buildings comply with all applicable regulations for this area.
· Buildability: Net buildability on plot of 0.35 m2st/m2.
· Maximum building height: Ground floor + 1, equivalent to 7 meters.
· Minimum plot: The minimum plot will be 600 m2, except for plots segregated before the approval of the PTI that do not reach this area.
· Minimum facade: 15 meters
· Maximum occupancy: GF: 30%; UF: 15%.
· Separations: On streets: 5 meters; to other thresholds: 3 meters; between buildings on the same plot: 3 meters.
