Description

The 15,000 m2 property is located in the Halap Forest and is in the middle of a wooded nature reserve near Debrecen. Hungary's second largest city with its vibrant life is about 12 km from the property. This rustic property is a perfect hideaway for nature and hunting lovers who prefer a retreat and relaxation with absolute peace and quiet without internet and telephone connection. The two-storey manor house is located near the small village of Halap, about 2 km away, in Hajdú-Bihar County in Eastern Hungary. The property was originally built in 1923 as a remote primary school for children from rural areas and later functioned as a guest house for the local district government. The Hungarian owners bought the property in 1996 and renovated the residential and outbuildings in the early 2000s to operate it as a forest retreat and B&B. The property is ideal for a sustainable, self-sufficient family farm concept after appropriate minor renovation measures and can only be reached via sandy meadows and forest paths with an off-road vehicle. The rustic property is part of a 15,000 m² plot of land. 5,000 m² of which are made up of the park that surrounds the building with its old trees. The park around the building was designed conceptually and features old oak trees and other native forest plants and bushes. The main house, built in a rustic style, has two floors and comprises approx. 500 m² of usable space and good building fabric and a small steam sauna with a cold water wooden tub in the basement. The rooms on the ground floor are currently used privately, there is a TV connection in the lounge area. On the upper floor there are several guest rooms with extra wet rooms. The house, built, renovated and furnished in a rustic style, reflects the quiet rural lifestyle of the region. A beautiful, 80 m² salon with high ceilings, old German furnishings and a fireplace is the focal point of the rooms on the ground floor. On the upper floor there are 6 guest rooms furnished in country house style, with three fully equipped bathrooms in the middle area of the upper floor. The two floors are connected by a wooden staircase and a small, light-flooded dining room on the ground floor. Within the garden area, separated from the manor house, there is an approx. 80 m² outbuilding that is used as a caretaker's house. The property has its own water supply through two groundwater wells (currently only one well is used). Wastewater is disposed of via two concrete covered wastewater collection basins (the rainwater basin is located within the property and is designed as a soakaway), the second wastewater basin is located outside the property and is pumped out at intervals. The garden area with its diverse tree population, including two oak trees around 150 years old, has a wooden pavilion with a grill and cooking area with an open fire (suitable for catering for 20-30 people) and a small oven building. The lower part of the property consists of a 100 m² horse stable and dog kennel. This building, which has also been renovated, borders on a fenced meadow of around 10,000 m². This meadow is suitable for keeping livestock or for horse riding. For people who want to live a free, unattached life, this forest property offers all the prerequisites for a free, autonomous lifestyle, away from the big city and its hectic life and noise. The additional costs currently amount to around 700 euros per month (due to the low use of the building), including electricity and caretaker costs. Electricity is supplied by the state-owned electricity company E on (3X25 amps) and can be expanded if necessary. Heating/hot water is currently provided by a gas boiler, which is supplied with gas via a liquid gas tank located on the property. The current cost of filling the liquid gas tank annually is around 800 euros. In order to achieve an energy self-sufficient situation here, it could be converted to geothermal energy and solar power/photovoltaics. The main building (the kitchen stove on the ground floor is electrically operated, the cooking area on the upper floor is heated with gas) is a previously registered private accommodation on the way to the long blue flat hiking trail and was also used to look after guests in the past. The area surrounding the property is a nature park (nearest neighbors approx. 1 km away), surrounded by state-managed forests and meadows that aim to preserve biodiversity and the ecosystems in this area with its diverse flora and fauna. The area is a nature reserve and is looked after and maintained by local supervisory bodies (nature conservation/administration). With the purchase of the property, a further 12 hectares of agricultural land are available, which are suitable for traditional or organic farming. These areas are currently leased as arable land and generate an annual rent of around 1,000 euros. Note! The property does not currently have an energy certificate! The purchase price of this forest property, where you can hear nature breathing, is currently: 645,000 euros + 4% commission + legal fees + state taxes.
