Description
The villa consists of a 7/1⁄2 room unit structured in two volumes, the first rectangular parallel to the access road, the second cylindrical oriented towards the Gulf of Lugano. The first contains the entrance porch and two covered parking spaces and becomes the urban element of the house that aligns with the road and adjacent buildings. The second contains living spaces and is oriented to the south-east, on the panoramic view of the Bay of Lugano and the surrounding mountains.
The house is spread over three floors above ground and a basement, slightly projecting, in which the indoor/ outdoor pool is located.
The entrance is on the ground floor and is characterized by a large atrium that separates the staircase and a small service bathroom from the living area. The living area opens to the south east with a large window and is divided into three different living room parts, fireplace area and dining area. The fireplace placed in the center of the living room serves as a axis of the interior spaces, the terrace and the outdoor pool that from inside the house comes out into the garden below. The kitchen is located to the south-west side of the staircase.
On the first floor is located the sleeping area: through a corridor you access to 4 bedrooms and a bathroom. One room has a large walk-in closet and a bathroom. From the rooms you can access the terrace that allows to admire the beautiful view of the Bay of Lugano with its mountains.
On the second floor there is a large master bedroom with bathroom and wardrobe and exit to the terrace where you can admire the entire surrounding landscape and view of Lake Lugano up to Porlezza and a spacious study with another wardrobe .
In the basement, the heated indoor pool extends through a large glass window to the outside connecting the inner and the outdoor spaces.
On the sides of the pool there is a whirlpool area with a circular tub, sauna and fitness area, while in the back there is a laundry room, a cellar and a storage room.
In the basement are located the technical rooms directly accessible from the elevator that connects all floors of the house.
The land, located on the south-east slope of the old town of Montagnola, has an orientation and a slight slope to the east with an open view of Pian Scairolo and Lake Lugano.
Rectangular in shape, the sedime borders on the west with the municipal road and on the remaining three sides is surrounded by a residential building.
STRUCTURE AND MATERIALS
The supporting structure of the house is made of reinforced concrete, covered on the outside by a layer of thermal insulation of 8 cm, an air chamber of 3 cm and a cladding in white Leca facade bricks.
Inside, the walls and ceilings are plastered with plaster and the floors are made of natural stone while the sleeping area is characterized by a wooden slat floor.
The windows are made of white thermo-lacquered aluminium, with thermal cut and double insulated glazing.
The thermal insulation has been made in accordance with SIA regulations, the heating system is equipped with an air-water heat pump with a floor heat distribution with coils.
