For sale is a rural estate/sitio, called the “Granja Santa Veronica”, with a total size of 8 ha (3 ha being a natural reserve). It has mainly a residential character, i.e. it is not suited for agricultural us on a large scale. The property is endowed with numerous natural features, one being water from three natural sources (no drilling, but natural springs). It is surrounded by lush greenery, very quiet and still conveniently located. It is 30 min to Joao Pessoa Airport, 1:30 h to Recife airport and approx. 10 km to the beaches of Jacumar, Tabatinga, 4km to the Highway (BR101) and 15km to Joao Pessoa and the beach of Bessa. The construction is very good and almost corresponds to the German standard, and it is challenging to find comparable properties (3 suites, 4 bathrooms, AC, hot water, etc.) in the vicinity and region.
The electrics are based on german engineering, central control of the water pumps, internet via fiber optic, WIFI coverage in the central area. Water is supplied by one of the springs and pumped into a local cistern (12 m³).
Electric energy is supplied by a generator (15kVA), which is connected to the local power grid. It is possible to upgrade to photovoltaic energy.
In the house no. 1 (built in 2012) there are two suites with bathrooms, as well as a Living room, kitchen and pantry. The living space is approx. 101 m². The usable area is 124 m².
The House No. 2 (built in 2021) has a large (60 m2) suite with a very spacious bathroom. There is also a technical room in the
House. This is where you can find the electrical distribution, the pump control system and the internet equipment. There is still enough space for additional equipment. The total living space is 75 m² and a usable area of 130 m² (recently built in 2020/21)
House No. 3 (86 m²) is open on three sides and currently used as a workshop. It has also a complete bathroom and a lockable room with
Workbench.
Right next to it is the “Churrasqueira”, the grill bar, covered and approx. 14 m² in size, with large work surfaces, two sinks, integrated gas grill and
integrated fridge / freezer.
Additionally, there is a swimming pool (9m x 6m), with waterfall and shower as well as equipeed with a sand filter system with pump. Pump and outside light are controlled automatically. Tilapias are kept in the fish pond, fed by one of the springs (approx. 60m3 / d).
The pond also serves as a reservoir for watering the green areas of the property. There is a tri-phasic connection and a potent pump.
The Sitio is registered as rural property and exempt from the IPTU (urban property tax). It is furthermore registered in the RGI (Registro Geral de Imoveis) and with INCRA (Instituto Nacional de Colonização e Reforma Agrária).
