The current project (modifiable) contemplates the construction of a new two-story building under cover for hotel use; distributed in nine rooms / studios, reception and small cafeteria with its own terrace of about 100 m2 and two parking spaces justified in the project. The rooms are quite spacious, seven of them with a terrace and all with a kitchenette that would be equipped with appliances.
The location is unbeatable for this tourist activity with great demand in the area throughout the year. The management is very easy due to the simplicity of the business, and it offers high profitability as it lacks significant labor costs: 1.5 jobs if the operation is carried out by the owner.
The current project is subject to modification if deemed appropriate. 10 apartments or studios can be made for sale, justifying the required parking spaces or a large commercial space, with homes on the upper floor and under cover. It could also create 10 parking spaces in the basement and ground floor, gaining height. There are numerous parking spaces in Plaza Solymar so it could be negotiated to possibly dispense with the creation of new spaces.
The property could be transferred with the work already carried out according to the hostel project, with the first occupation license granted and the delivery of keys, discussing the contribution, or it can also be sold in its current state together with the existing basic project. In any case, the owner company would be transferred, so the process would not entail ITP or VAT expenses.
