A 73-hectare estate located in Cercal do Alentejo, in Santiago do Cacem, 30 minutes from Alentejo beaches and close to the Southwest Alentejo - Vicentine Coast Natural Park. The property borders the Campilhas Dam reservoir for 1.3 km.
This estate has a unique environment, characterized by the beautiful and relaxed Alentejo countryside, making it ideal for tourism investment. Alternatively, it can be used as a residence or second home.
The existing building is in ruins and is located on the shore of the reservoir, less than 500 meters from the maximum height of the dam. According to the city council information from 2019, the existing construction area can be extended by up to 6,000 sqm, with a maximum soil sealing area of 142,250 sqm for the development of a tourist resort.
The property is currently being used for farming and forestry, as well as cork extraction.
Cercal do Alentejo is a typical village with an historic center of great interest. There are prehistoric, Roman, and Arab discoveries. Its first written reference dates to 1274.
The area, although rich in various minerals, is now focused on agriculture, livestock, and small local businesses. Currently surrounded by many small farms and located near the Campilhas dam, it has a mild climate, which allows it to have one of the most diverse faunas and floras in the whole of south-west Alentejo.
The village of Cercal preserves many cultural traditions and festivities typical of the Alentejo region, such as religious and music festivals, fairs, and traditional food. It also offers a peaceful and authentic environment for those who want to explore the natural beauty and rich culture of Alentejo, away from the tourist crowds more common in other regions of Portugal.
In the village, we can highlight the Igreja Paroquia do Cercal/ Igreja Matriz de Nossa Senhora da Conceicao (pre-18th century) with its traditional religious festivals with processions, dances and food. The Ermida da Fonte Santa, Roman Bridge, Windmills, legendary old fountains and houses from that period.
