LUXURY OFFICE BUILDING ON LIMASSOL AVENUE, NICOSIA.
It is located at a distance of approximately 40 meters northeast of the intersection of Athalassas and Limassol Avenues, at a distance of approximately 350 meters west of the French Cypriot School and at a distance of approximately 200 meters east of the Church of Apostolos Barnabas. According to the cadastral plan, the plot has a regular rectangular shape and adjoins its western boundary to Limassol Avenue with a
frontage of approximately 23 meters.
On the plot, a five-storey building with a mezzanine and two basement levels,
was built approximately 34 years ago and was renovated at a later stage. It
was built with a reinforced concrete (monolithic) frame, floors and a flat
roof, hollow brick walls and walls of double-glazed windows in an
aluminium frame. The exterior of the building is covered with alucobond panels on part of the facade and sides.

The second basement floor contains an open plan with desks, which is used as a training center, two training conference rooms, an electrical distribution room, and a large server room with all the support rooms and systems. The first basement floor contains 7 parking spaces and an E.A.C. meter room.
The ground floor contains the main retail area with a customer service area, two toilets, one of which is for the disabled, and a kitchen. The mezzanine level contains an open space for offices, two toilets, and a kitchen. Floor numbers 1 through 3 have a similar design and layout, and each floor consists of a conference room, a manager's room with controlled entry, an open office area, two toilets for men and women, and a kitchen. The fourth floor consists of a reception area, three
conference rooms, one of which can be divided into two rooms, an office
with its own kitchenette, cloakroom and toilet with shower, another toilet and a kitchen.
Access to all floors is via two lifts, one for 12 and one for 6 people, and stairs, while vehicle access to the basement levels is via a car ramp. There is also an external emergency staircase from the
basement to the first floor.
