Description
“It’s in the genes,” says Martha Turner Sotheby’s International Realty’s Circle of Excellence member Victoria Giammalva Minton of her chosen career. Raised in a family of real estate professionals, it was inevitable that Victoria would follow the path to real estate. A native Houstonian associated with Martha Turner Sotheby’s International Realty since 1991, she exhibits a natural talent for the business.
Victoria is no stranger to the luxury real estate market in Houston, recognized multiple times in the Houston Business Journal “Most Expensive Homes Sold” Lists. Her keen pricing ability and marketing sense, have enabled her to represent both Buyers and Sellers in many significant transactions in the Houston market. Victoria was the first listing agent to break the $4 million threshold for a resale in West University Place. Additionally, Victoria Co-listed and sold the most expensive home in River Oaks in 2011- and did it in four days. "I don't just wait for a listing to sell," she says. "Over the years, I have developed a strong ability to assess a property's value and I have an excellent history of attaining list price or above, for my listings. I create a customized marketing plan for each listing to maximize market exposure. I know what it takes to get it sold with minimal days on the market; after 20+ years in the business, you pretty much get it down. The key is building trust. If your clients trust you, they will listen and let you do your job." For the past 5 years, her average sale prices has been $2.9 million, and the average days on the market for her listings have remained under 10 days, with an average percentage of sale/list price at 96.5%
"I owe a lot of my success to Martha Turner who always preached Preparation meets Opportunity." Much of Victoria's time is spent on preparation: monitoring the market, previewing homes for Buyers, staying current on the Seller's competition, networking and attending professional seminars and legal updates. She is an advocate for her clients in every way and loves what she does. Growing up in Tanglewood, Victoria has extensive knowledge of the market both inside and outside the 610 Loop, and is also a market expert in River Oaks, Memorial, Tanglewood, as well as Southampton and West University Place, where she has lived for the past 20 years.
Victoria graduated from the University of Texas in Austin with a BS in Communications and is a member of Chi Omega Sorority. She has served as a member of the Junior League of Houston, and has been a CCE teacher at her church, St. Vincent de Paul, preparing children for their First Communion. She is a member of the Briar Club where she has served on their Youth Committee, has been an active supporter of West U Little League and Challenger Baseball, and volunteer duties at Presbyterian School, St. Thomas High School and Episcopal High School.
As a breast cancer survivor, Victoria knows first-hand the value of the Houston Med Center, and the community it serves. She has become involved with MD Anderson Patient Advocacy Program and has actively supported and encouraged newly diagnosed patients.
Victoria has two sons who attend The University of Texas at Austin, and a daughter who attends Episcopal High School. She is married to Jarrett Minton, a commercial real estate executive, and lives in the heart of West University Place.
Victoria's hobbies and interests include cooking, yoga, and exercise to maintain balance in her life.
